508.1 General.

508.1 General. Cada parte de un edificio deberá clasificarse individualmente de acuerdo con la Sección 302.1. Cuando un edificio contenga más de un grupo de ocupación, el edificio o la parte del mismo deberá cumplir con las disposiciones aplicables de las Secciones 508.2, 508.3, 508.4 o 508.5, o una combinación de estas secciones.

Excepciones:

  1. Ocupaciones separadas de acuerdo con la Sección 510.
  2. Cuando lo requiera la Tabla 415.6.5, las áreas de ocupaciones de los Grupos H-1, H-2 y H-3 deberán ubicarse en un edificio o estructura independiente.

**508.2 Ocupaciones accesorias.** Las ocupaciones accesorias son aquellas ocupaciones…

508.2.1 Clasificación de ocupación. Las ocupaciones accesorias deberán clasificarse individualmente de acuerdo con la Sección 302.1. Los requisitos de este código se aplicarán a cada parte del edificio según la clasificación de ocupación de ese espacio.

508.2.2 Altura permitida del edificio. La altura permitida y el número de pisos del edificio que contiene ocupaciones accesorias deberán estar de acuerdo con la Sección 504 para la ocupación principal del edificio.

508.2.3 Área permitida del edificio. El área permitida del edificio se basará en las disposiciones aplicables de la Sección 506 para la ocupación principal del edificio. Las ocupaciones accesorias agregadas no deberán ocupar más del 10 por ciento del área del piso del nivel en el que se encuentran y no deberán exceder los valores tabulados para edificios sin rociadores en la Tabla 506.2 para cada ocupación accesoria.

508.2.4 Separación de ocupaciones. No se requiere separación entre las ocupaciones accesorias y la ocupación principal.

508.3.1.1 Edificios de gran altura. Cuando existan ocupaciones no separadas en un edificio de gran altura, los requisitos más restrictivos de la Sección 403 que se apliquen a las ocupaciones no separadas se aplicarán en todo el edificio de gran altura.

508.3.1.2 Ocupaciones del Grupo I-2, Condición 2. Cuando una de las ocupaciones no separadas sea del Grupo I-2, Condición 2, los requisitos más restrictivos de las Secciones 407, 509 y 712 se aplicarán en toda el área contra incendios que contenga la ocupación del Grupo I-2. Los requisitos más restrictivos del Capítulo 10 se aplicarán al camino de evacuación desde la ocupación del Grupo I-2, Condición 2, hasta e incluyendo la descarga de salida.

508.3.2 Área, altura y número de pisos permitidos. El área permitida del edificio, la altura y el número de pisos del edificio o parte del mismo se basarán en las concesiones más restrictivas para los grupos de ocupación bajo consideración para el tipo de construcción del edificio, de conformidad con la Sección 503.1.

508.4.1 Clasificación de ocupación. Las ocupaciones separadas deberán clasificarse individualmente conforme a la Sección 302.1. Cada espacio separado deberá cumplir con este código basado en la clasificación de ocupación de esa parte del edificio. Las disposiciones más restrictivas del Capítulo 9 que apliquen a las ocupaciones separadas se aplicarán a las áreas totales de ocupación no separadas por barreras contra incendios. Las separaciones de ocupación que sirvan para definir los límites de área de incendio establecidos en el Capítulo 9 para requerir un sistema de protección contra incendios también deberán cumplir con la Sección 901.7.

Las unidades de vivienda o de dormitorio que incluyan una oficina que sea menos del 10 por ciento del área de la unidad de vivienda podrán clasificarse como unidades de vivienda con ocupaciones accesorias conforme a la Sección 508.2. 2. Las unidades de vivienda/trabajo que cumplan con los requisitos de la Sección 508.5 podrán construirse como viviendas unifamiliares o bifamiliares o casas adosadas conforme al Código Residencial de California, según corresponda.

508.5.1 Limitaciones. Lo siguiente se aplicará a las áreas de vivienda/trabajo:

  1. La unidad de vivienda/trabajo podrá tener un área máxima de 3,000 pies cuadrados (279 m²).
  2. El área no residencial podrá ser como máximo el 50 por ciento del área de cada unidad de vivienda/trabajo.
  3. La función del área no residencial se limitará únicamente al primer piso o piso principal de la unidad de vivienda/trabajo.

508.5.2 Ocupaciones. Las unidades de vivienda/trabajo se clasificarán como ocupación Grupo R-2. Los requisitos de separación establecidos en las Secciones 420 y 508 no se aplicarán dentro de la unidad de vivienda/trabajo cuando esta cumpla con la Sección 508.5. No se permitirán usos no residenciales que de otro modo se clasificarían como ocupación Grupo H o S en una unidad de vivienda/trabajo.

Excepción: Se permitirá almacenamiento en la unidad de vivienda/trabajo siempre que el área total de almacenamiento en la porción no residencial de la unidad de vivienda/trabajo se limite al 10 por ciento del espacio dedicado a actividades no residenciales.

[BE] 508.5.3 Medios de evacuación. Excepto por las modificaciones de esta sección, los componentes de los medios de evacuación para una unidad de vivienda/trabajo deberán diseñarse conforme al Capítulo 10 para la función que sirven.

Excepción: Las áreas residenciales de las unidades de vivienda/trabajo construidas conforme al Código Residencial de California no estarán obligadas a cumplir con el Capítulo 10.

[BE] 508.5.4 Capacidad de evacuación. La capacidad de evacuación para cada elemento de la unidad de vivienda/trabajo se basará en la carga de ocupantes para la función que sirve, conforme a la Tabla 1004.5.

[BE] 508.5.5 Escaleras de caracol. Se permitirán escaleras de caracol que cumplan con los requisitos de la Sección 1011.10.

[BE] 508.5.6 Aberturas verticales. Se permiten aberturas en los pisos entre niveles de una unidad de vivienda/trabajo sin necesidad de cerramiento.

[F] 508.5.7 Protección contra incendios. Las unidades de vivienda/trabajo en edificios construidos conforme a este código deberán contar con todos los siguientes elementos:

  1. Un sistema automático de rociadores conforme a la Sección 903.3.1.1 o 903.3.1.2.
  2. Detectores de humo conforme a la Sección 907.2.11.
  3. Cuando lo requiera la Sección 907.2.9.2, un sistema manual de alarma contra incendios.

Las unidades de vivienda/trabajo en edificios construidos conforme al Código Residencial de California deberán contar con un sistema automático de rociadores y detectores de humo. El sistema automático de rociadores deberá cumplir con la Sección R309 del Código Residencial de California, y los detectores de humo deberán cumplir con la Sección 310 del Código Residencial de California.

508.5.8 Estructural. Los pisos dentro de una unidad de vivienda/trabajo deberán diseñarse para las cargas vivas indicadas en la Tabla 1607.1, basadas en la función dentro del espacio.

Excepción: Las áreas residenciales de las unidades de vivienda/trabajo construidas conforme al Código Residencial de California no estarán obligadas a cumplir con la Tabla 1607.1.

[BE] 508.5.9 Accesibilidad. La accesibilidad deberá diseñarse conforme a los Capítulos 11A y/o 11B, cuando corresponda, para la función que sirve.

508.5.10 Ventilación. Los requisitos aplicables de ventilación del Código Mecánico de California se aplicarán a cada área dentro de la unidad de vivienda/trabajo según la función de ese espacio.

508.5.11 Instalaciones de plomería. La porción no residencial de la unidad de vivienda/trabajo deberá contar con instalaciones mínimas de plomería según lo especificado por el Código de Plomería de California, basado en la función del área no residencial. Cuando el área no residencial de la unidad de vivienda/trabajo deba ser accesible, los accesorios de plomería especificados por el Código de Plomería de California deberán ser accesibles.
