Sección 504 — ALTURA DEL EDIFICIO Y NÚMERO DE PISOS

504.1 General.

504.1 General. La altura, en pies, y el número de pisos de un edificio se determinarán en función del tipo de construcción, la clasificación de ocupación y si existe un sistema de rociadores automáticos instalado en todo el edificio.

Excepción: La altura de edificios de un solo piso como hangares de aeronaves, hangares para pintura de aeronaves y edificios utilizados para la fabricación de aeronaves no estará limitada cuando el edificio cuente con un sistema de rociadores automáticos o un sistema automático de extinción de incendios conforme al Capítulo 9 y esté completamente rodeado por vías públicas o patios con un ancho no menor a una vez y media la altura del edificio.

504.1.1 Edificios de área ilimitada. La altura de los edificios de área ilimitada se diseñará de acuerdo con la Sección 507.

504.1.2 Disposiciones especiales. Las disposiciones especiales de la Sección 510 permiten el uso de condiciones especiales que están exentas de, o modifican, los requisitos específicos de este capítulo respecto a las alturas permitidas de los edificios basadas en la clasificación de ocupación y tipo de construcción, siempre que la condición especial cumpla con las disposiciones especificadas en la Sección 510.

504.3 Altura en pies. La altura máxima, en pies, de un edificio no deberá exceder los límites especificados en la Tabla 504.3.

Excepción: Torres, agujas, campanarios y otras estructuras en la azotea deberán construirse con materiales consistentes con el tipo de construcción requerido para el edificio, excepto cuando se permita otra construcción conforme a la Sección 1511.2.4. Tales estructuras no deberán usarse para habitación o almacenamiento. Las estructuras serán de altura ilimitada cuando sean de materiales incombustibles y no deberán extenderse más de 20 pies (6096 mm) por encima de la altura permitida del edificio cuando sean de materiales combustibles (ver el Capítulo 15 para requisitos adicionales).
