The following specific regulations and the general rules set forth in Article XIII shall apply in all R- 3 Districts. It is intended that this district classification be applied in areas where multiple-family dwellings and apartment houses are the desirable uses. A. Uses Permitted: (1) Uses as permitted in the R-1 and R-2 Districts. (2) Multi-family dwellings and apartment houses. (3) Incidental and accessory buildings and uses with and necessary for the operation of any permitted use. B. Uses requiring Use Permits: (1) Public uses of a recreational, educational, religious, cultural or public service type. (2) Rooming and boarding houses for any number of guests. (3) Social halls, lodges, clubs and fraternal organizations not operated for a profit. (4) Day nurseries and foster homes if licensed by the county and state. (5) Professional offices including offices of accountants, architects, attorneys, chiropodists, dentists, engineers, insurance agents, opticians, optometrists, osteopaths, physicians, and real estate brokers. (6) Home occupations. (7) Off-street public parking areas on sites contiguous with non-residential zones. C. Minimum Height, Bulk and Space Requirements: (1) LOT AREA: 6,000 square feet for interior lots; 7,500 square feet for corner lots. (2) LOT WIDTH: 60 feet for interior lots; 75 feet for corner lots. (3) FRONT YARD: 15 feet. (4) SIDE YARD: 6 feet. (5) STREET SIDE YARD OF CORNER LOT: 15 feet. Ordinance No 306
(6) REAR YARD: 20 feet. (7) DISTANCE BETWEEN BUILDINGS ON SAME LOT: (a) BUILDING USED FOR DWELLING PURPOSES: minimum of 12 feet (b) BETWEEN BUILDINGS USED FOR DWELLING PURPOSES AND ACCESSORY BUILDING WHERE ACCESSORY BUILDING NOT ATTACHED TO MAIN BUILDING: minimum 10 feet. (c) BETWEEN ACCESSORY BUILDINGS: minimum of six feet (8) BUILDING HEIGHT LIMIT: (a) MAIN BUILDING: not to exceed 40 feet. (b) ACCESSORY BUILDING: not to exceed 25 feet. D. AUTOMOBILE PARKING: at least one space for each dwelling unit and adequate parking facilities for those uses requiring a use permit.
