The following specific regulations and the general rules set forth in Article XIII shall apply in all R- 1 Districts. It is intended that this district classification be applied in areas used, or designated to be used, for single family residential development. A. Uses Permitted: (1) One-family dwellings, including private garages, accessory buildings and uses. (2) In any R-1 District to which the District symbol “2” is added, two single-family dwellings or one two-family dwelling shall be permitted on any lot having an area of not less than 7,600 square feet, provided that required front, side and rear yards are provided. (3) Home occupations (4) A maximum of 2 roomers and/or boarders B. Uses requiring use Permits (1) Public parks, schools, playgrounds, libraries, firehouses and other public buildings and uses. (2) Private and religious schools, nursery schools and day care centers. (3) Churches, home occupations. (4) Golf and country clubs. (5) Temporary real estate offices, tract sales offices and advertising signs, and tract construction offices and equipment yards. (6) Professional and business offices when located in or attached to the main dwelling and operated by a resident of the dwelling with not more than two additional employees. C. Minimum Height, Bulk and Space Requirements; (1) LOT AREA: 6,000 square feet for interior lots; 7,500 square feet for corner lots. (2) LOT WIDTH: 60 feet for interior lots; 75 feet for corner lots. (3) MAXIMUM MAIN BUILDING COVERAGE: 35 percent of lot area (4) FRONT YARD: 15 feet. (5) SIDE YARD: 5 feet, except that the side yard on the street side of each corner lot shall be not less than 20% of lot width and need not exceed 15 feet. (6) REAR YARD: 20 percent of lot depth; may not be less than ten feet, need not exceed 20 feet. (7) AUTOMOBILE PARKING: At least one space for each dwelling unit and adequate parking facilities for those uses requiring a use permit. (8) MINIMUM DWELLING AREA: 1,000 square feet (9) MAXIMUM FENCE HEIGHTS: (a) FRONT FENCE: four feet. (b) BACK FENCE: six feet. (c) SIDE FENCE: four feet. This height limitation as to a side fence shall apply to any fence erected which commences at a point on the front property line and extends to the rear of the property for a distance of 15 feet. (d) BUILDING HEIGHT LIMIT: two stories, but not to exceed 35 feet. D. Small lots: Where an interior lot has a street frontage of less than 60 feet or an area less than 6,000 square feet, or where a corner lot has a street frontage less than 75 feet or an area less than 7,500 square feet, and was of record at the time of the passage of this ordinance, such lot may be occupied by any permitted in this article if all yard and lot coverage requirements are complied with.
