How are mixed occupancy buildings treated under CALGreen?
If a building contains more than one occupancy, CALGreen **§ 302.1** requires that you treat each portion separately — residential areas follow Chapter 4, nonresidential areas follow Chapter 5, with explicit exceptions for accessory structures and qualifying live/work units.

How to handle shared systems (high‑level)
- § 302.1 is a scoping rule; it assigns which occupancy’s measures apply to each building portion but does not spell out detailed allocation rules for shared or whole‑building systems (for example, a single central mechanical plant serving mixed uses). When a building has phased construction or shell/tenant situations, see § 303.1 for how to apply measures to components that are newly constructed.
Exceptions & special cases
- Accessory structures and accessory occupancies that serve residential buildings are treated as residential for CALGreen compliance (they “shall comply with Chapter 4 and Appendix A4”) — this is an explicit exception in § 302.1.
- Live/work units that meet the California Building Code (CBC) § 508.5 are explicitly not treated as mixed occupancies for CALGreen; they must comply with Chapter 4 and Appendix A4 instead. This is the second explicit exception in § 302.1.
- For shell buildings or projects constructed to allow future tenant improvements, CALGreen applies only to measures relevant to the components/systems actually constructed (see § 303.1 on phased projects). SECTION 302—MIXED OCCUPANCY BUILDINGS
302.1 Mixed occupancy buildings. In mixed occupancy buildings, each portion of a building shall comply with the specific green building measures applicable to each specific occupancy.
Exceptions:

SECTION 303—PHASED PROJECTS
303.1 Phased projects. For shell buildings and others constructed for future tenant improvements, only those code measures relevant to the building components and systems considered to be new construction (or newly constructed) shall apply.
303.1.1 Initial tenant improvements. The provisions of this code shall apply only to the initial tenant improvements to a project. Subsequent tenant improvements shall comply with the scoping provisions in Section 301.3 nonresidential additions and alterations.
SECTION 304—VOLUNTARY TIERS
304.1 Purpose. Voluntary tiers are intended to further encourage building practices that improve public health, safety and general welfare by promoting the use of building concepts which minimize the building’s impact on the environment and promote a more sustainable design.
304.1.1 Tiers. The provisions of Divisions A4.6 and A5.6 outline means, in the form of voluntary tiers, for achieving enhanced construction levels by incorporating additional measures for residential and nonresidential new construction. Voluntary tiers may be adopted by local governments and, when adopted, enforced by local enforcing agencies. Buildings complying with tiers specified for each occupancy contain additional prerequisite and elective green building measures necessary to meet the threshold of each tier. See Section 101.7 of this code for procedures and requirements related to local amendments, additions or deletions, including changes to energy standards.
[BSC & HCD] Where there are practical difficulties involved in complying with the threshold levels of a tier, the enforcing agency may grant modifications for individual cases. The enforcing agency shall first find that a special individual reason makes the strict letter of the tier impractical and that modification is in conformance with the intent and purpose of the measure. The details of any action granting modification shall be recorded and entered in the files of the enforcing agency.
SECTION 305 [OSHPD 1]— CALGreen TIER 1 AND CALGreen TIER 2
305.1 CALGreen Tier 1 and CALGreen Tier 2 buildings contain voluntary green building measures necessary to meet the threshold of each level.

The allowable area per story of a single-occupancy building with a maximum of two stories above grade plane shall be determined by Equation 5-1. The total allowable area of a single-occupancy building more than two stories above grade plane shall be determined in accordance with Equation 5-2:

506.2.2 Mixed-occupancy buildings. The allowable area of each story of a mixed-occupancy building shall be determined in accordance with the applicable provisions of Section 508.3.2 for nonseparated occupancies and Section 508.4.2 for separated occupancies.
For buildings with more than two stories above grade plane, the total building area shall be such that the aggregate sum of the ratios of the actual area of each story divided by the allowable area of such stories, determined in accordance with Equation 5-3 based on the applicable provisions of Section 508.1, shall not exceed three, provided the aggregate sum of the ratios for portions of mixed-occupancy, multistory buildings containing A, E, H, I, L and R occupancies, high-rise buildings, and other applications listed in Section 1.11 regulated by the Office of the State Fire Marshal, including any other associated non-separated occupancies, shall not exceed two.

1305.2.15.1 Categories. The categories for means of egress emergency lighting are:
- Category a—Means-of-egress lighting and exit signs not provided with emergency power in accordance with Section 2702 of the International Building Code .
- Category b—Means of egress lighting and exit signs provided with emergency power in accordance with Section 2702 of the International Building Code .
- Category c—Emergency power provided to means of egress lighting and exit signs, which provides protection in the event of power failure to the site or building.
1305.2.16 Mixed occupancies. Where a building has two or more occupancies that are not in the same occupancy classification, the separation between the mixed occupancies shall be evaluated in accordance with this section. Where there is no separation between the mixed occupancies or the separation between mixed occupancies does not qualify for any of the categories indicated in Section 1305.2.16.1, the building shall be evaluated as indicated in Section 1305.2, and the value for mixed occupancies shall be zero. Under the categories and occupancies in Table 1305.2.16, determine the appropriate value and enter that value into Table 1306.1 under Safety Parameter 1305.2.16, Mixed Occupancies, for fire safety and general safety. For buildings without mixed occupancies, the value shall be zero. Facilities in Group I-2 occupancies meeting Category a shall be considered to fail the evaluation.

CALGreen § 1006.3.4.1 Medium relevance — show source text
1006.3.4.1 Mixed occupancies. Where one exit, or exit access stairway or ramp providing access to exits at other stories, is permitted to serve individual stories, mixed occupancies shall be permitted to be served by single exits provided that each individual occupancy complies with the applicable requirements of Table 1006.3.4(1) or 1006.3.4(2) for that occupancy. Where applicable, cumulative occupant loads from adjacent occupancies shall be considered to be in accordance with the provisions of Section 1004.1. In each story of a mixed occupancy building, the maximum number of occupants served by a single exit shall be such that the sum of the ratios of the calculated number of occupants of the space divided by the allowable number of occupants indicated in Table 1006.3.4(2) for each occupancy does not exceed one. Where dwelling units are located on a story with other occupancies, the actual number of dwelling units divided by four plus the ratio from the other occupancy does not exceed one.
SECTION 1007—EXIT AND EXIT ACCESS DOORWAY CONFIGURATION
1007.1 General. Exits, exit access doorways, and exit access stairways and ramps serving spaces, including individual building stories, shall be separated in accordance with the provisions of this section.
1007.1.1 Two exits or exit access doorways. Where two exits, exit access doorways, exit access stairways or ramps, or any combination thereof, are required from any portion of the exit access, they shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between them. Interlocking or scissor stairways shall be counted as one exit stairway.
Exceptions:
Where interior exit stairways or ramps are interconnected by a 1-hour fire-resistance-rated corridor conforming to the requirements of Section 1020, the required exit separation shall be measured along the shortest direct line of travel within the corridor.
Where a building is equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1 or 903.3.1.2, the separation distance shall be not less than one-third of the length of the maximum overall diagonal dimension of the area served.
1007.1.1.1 Measurement point. The separation distance required in Section 1007.1.1 shall be measured in accordance with the following:
- The separation distance to exit or exit access doorways shall be measured to any point along the width of the doorway.
- The separation distance to exit access stairways shall be measured to the closest riser.
- The separation distance to exit access ramps shall be measured to the start of the ramp run.
1007.1.2 Three or more exits or exit access doorways. Where access to three or more exits is required, not less than two exit or exit access doorways shall be arranged in accordance with the provisions of Section 1007.1.1. Additional required exit or exit access doorways shall be arranged a reasonable distance apart so that if one becomes blocked, the others will be available.
1007.1.3 Remoteness of exit access stairways or ramps. Where two exit access stairways or ramps provide the required means of egress to exits at another story, the required separation distance shall be maintained for all portions of such exit access stair ways or ramps.

1305.2.14.1 Categories. The categories for elevator controls are:
- Category a—No elevator.
- Category b—Any elevator without Phase I emergency recall operation and Phase II emergency in-car operation.
- Category c—All elevators with Phase I emergency recall operation and Phase II emergency in-car operation as required by the International Fire Code .
- Category d—All meet Category c; or Category b where permitted to be without Phase I emergency recall operation and Phase II emergency in-car operation; and at least one elevator that complies with new construction requirements serves all occupied floors.
1305.2.15 Means of egress emergency lighting. Evaluate the presence of and reliability of means of egress emergency lighting. Under the categories and occupancies in Table 1305.2.15, determine the appropriate value and enter that value into Table 1306.1 under Safety Parameter 1305.2.15, Means of Egress Emergency Lighting, for means of egress and general safety.

- Category a—Means-of-egress lighting and exit signs not provided with emergency power in accordance with Section 2702 of the International Building Code .
- Category b—Means of egress lighting and exit signs provided with emergency power in accordance with Section 2702 of the International Building Code .
- Category c—Emergency power provided to means of egress lighting and exit signs, which provides protection in the event of power failure to the site or building.
1305.2.16 Mixed occupancies. Where a building has two or more occupancies that are not in the same occupancy classification, the separation between the mixed occupancies shall be evaluated in accordance with this section. Where there is no separation between the mixed occupancies or the separation between mixed occupancies does not qualify for any of the categories indicated in Section 1305.2.16.1, the building shall be evaluated as indicated in Section 1305.2, and the value for mixed occupancies shall be zero. Under the categories and occupancies in Table 1305.2.16, determine the appropriate value and enter that value into Table 1306.1 under Safety Parameter 1305.2.16, Mixed Occupancies, for fire safety and general safety. For buildings without mixed occupancies, the value shall be zero. Facilities in Group I-2 occupancies meeting Category a shall be considered to fail the evaluation.

F. Covered processes.
i. Sections applicable. Sections 110.2, 120.3, 120.6, 140.9, and 141.1 apply to covered processes. ii. Compliance approaches. In order to comply with Part 6, covered processes must meet the requirements of: a. The applicable mandatory measures in Sections 110.2, 120.3 and 120.6; and
b. Either:
(i) The performance approach requirements of Section 140.1; or (ii) The prescriptive approach requirements of Section 140.9. 3. New construction in existing buildings (additions, alterations and repairs). A. Nonresidential and hotel/motel buildings. Section 141.0 applies to new construction in existing nonresidential, high-rise residential and hotel/motel buildings. New construction in existing buildings includes additions, alterations and repairs. Section 141.0 specifies requirements that uniquely apply to additions, alterations or repairs to existing buildings, and specify which requirements in other sections also apply. For alterations that change the occupancy classification of the building, the requirements specified in Section 141.0 apply to the occupancy after the alterations. B. Single-family buildings. Section 150.2 applies to new construction in existing single-family buildings. New construction in existing buildings includes additions, alterations and repairs. Section 150.2 specifies requirements that uniquely apply to additions, alterations or repairs to existing buildings, and specifies which requirements in other sections also apply. For alterations that change the occupancy classification of the building, the requirements specified in Section 150.2 apply to the occupancy after the alterations. C. Multifamily buildings. Section 180.0 applies to new construction in existing multifamily buildings. New construction in existing buildings includes additions, alterations and repairs. Section 180.0 specifies requirements that uniquely apply to additions, alterations or repairs to existing buildings, and specifies which requirements in other sections also apply. For alterations that change the occupancy classification of the building, the requirements specified in Section 180.0 apply to the occupancy after the alterations. 4. Installation of insulation in existing buildings. Section 110.8(d) applies to buildings in which insulation is being installed in existing attics, or on existing water heaters or existing space conditioning ducts. 5. Outdoor lighting. Sections 110.9, 130.0, 130.2, 130.4, 140.7, and 150.0 apply to newly constructed outdoor lighting systems, and Section 141.0 applies to outdoor lighting that is either added or altered. 6. Signs. Sections 130.0, 130.3 and 140.8 apply to newly constructed signs located either indoors or outdoors, and Section 141.0 applies to sign alterations located either indoors or outdoors.

(f) Mixed occupancy. When a building is designed and constructed for more than one type of occupancy (residential and nonresidential), the space for each occupancy shall meet the provisions of Part 6 applicable to that occupancy.
Frequently asked questions
Does § 302.1 tell me which chapter controls a given space?
Yes. § 302.1’s rule is scoping: each portion follows the specific green building measures for its occupancy (residential → Chapter 4; nonresidential → Chapter 5). The section itself does not reproduce those measures.
Are live/work units treated as mixed occupancy?
No — when a unit qualifies as a live/work unit under the California Building Code § 508.5, CALGreen does not treat it as mixed occupancy; it follows Chapter 4 and Appendix A4 per the exception in § 302.1.
How do I treat accessory structures that serve housing?
Accessory structures and accessory occupancies serving residential buildings are required to comply with Chapter 4 and Appendix A4 (exception in § 302.1).
If I build a shell now and tenants fit out later, do all CALGreen measures apply now?
No. For shell buildings and other phased projects, only the measures relevant to the newly constructed components/systems apply at the time of construction—see § 303.1.
Where should I look for the actual technical requirements (e.g., fixture counts, ventilation)?
Those details live in the occupancy‑specific chapters and sections (Chapter 4 for residential; Chapter 5 for nonresidential) and their referenced appendices. § 302.1 only tells you which set of requirements to use.
