Chapter 18.38 — C-2 GENERAL COMMERCIAL DISTRICT

§ 18.38.010. Application of regulations.

The regulations set forth in this chapter shall apply in all C-2 districts and shall be subject to the provisions of Chapter 18.102 .

§ 18.38.020. Uses permitted by right.

Uses permitted by right in a C-2 district shall be as follows:

  • (1) All uses permitted in C-1 districts, subject to first securing a use permit in each case where such is required in the C-1 district;

(2) Accessory uses and buildings.

§ 18.38.030. Uses requiring permit.

The following uses in a C-2 district shall be subject to securing a use permit in each case:

  • (1) Bottling works, carpenter shops, contractors' yards, lumberyards, plumbing shops, welding shops, and other uses of a similar character;

  • (2) Manufacture of clothing, handicraft products, printing, lithographing and other light manufacturing or industrial uses of a similar character.

§ 18.38.040. Height limits.

Building height limits in a C-2 district shall be twenty feet. (Ord. 467 § 22, 1984)

§ 18.38.050. Lot width.

Minimum lot width in a C-2 district shall be twenty feet. (Ord. 467 § 22, 1984)

§ 18.38.060. Front yard.

Front yard requirements in a C-2 district shall be none, except where frontage in a block is partially in an R district, in which case the front yard shall be one-half that required in such R district. (Ord. 467 § 22, 1984)

§ 18.38.070. Side yard.

Side yard requirements in a C-2 district shall be none, except where the side of a lot abuts upon the side of a lot in an R district, in which case the abutting side yard shall not be less than five feet; and except where the side yard on the street side of a corner lot abuts on an R district, in which case the side yard on the street side shall be one-half the front yard required in such R district. § 18.38.080. Rear yard.

Rear yards in a C-2 district shall be twelve feet; or five feet adjacent to an alley. (Ord. 467 § 22, 1984)

§ 18.38.090. Rezoning of future use.

The regulations in this chapter for the C-2 zoning district shall be applied to those lands zoned C-2 on or before the effective date of the ordinance codified in this title. The C-2 district has been superseded by new commercial districts for future use. It is intended that no lands shall be rezoned C-2 after the effective date of the ordinance codified in this title. § 18.38.100. Development subject to design review.

All development shall be subject to design review according to the provisions of this title. (Ord. 467-Q § 14, 1994)

§ 18.38.110. Uncovered parking subject to landscaping requirements.

For uncovered parking areas with sixteen or more spaces, the minimum landscaping required shall be one tree, within the parking area, of a species suited to the area climate zone for every eight parking spaces to provide shade and visual diversity. Additional landscaping may be required in areas abutting public roads on a case-by-case basis. (Ord. 467-AC § 16, 2003)
