Chapter 18.36 — C-1 RETAIL BUSINESS DISTRICT

§ 18.36.010. Application of regulations.

The regulations set forth in this chapter shall apply in all C-1 districts and shall be subject to the provisions of Chapter 18.102 .

§ 18.36.020. Uses allowed by right.

Uses allowed by right in a C-1 district shall be as follows:

  • (1) Hotels, motels, clubs and lodge halls, hospitals, sanitariums and clinics;

  • (2) Retail stores and shops of a light commercial character and conducted within a building, including, but not limited to, appliance stores, banks, barbershops, beauty parlors, bookstores, self-service laundromats, laundry or dry cleaning services, dress shops, drugstores, food stores, furniture shops, hardware stores, millinery shops, mini-storage warehouses, professional offices, pet shops, radio sales, restaurants, brewpubs, refreshment stands, shoe shops, storage garages, studios, and tailor shops, and other uses which are of similar character to those

enumerated and which will not be detrimental or obnoxious to the neighborhood in which they are to be located;

(3) Automobile sales.

§ 18.36.030. Uses allowed by use permit.

Uses allowed by use permit in a C-1 district shall be as follows:

  • (1) All uses permitted in R-1 and R-2 districts;

  • (2) Recreational vehicle parks;

  • (3) Public and quasi-public uses;

  • (4) Animal hospitals, kennels, dancing academies or halls, open air retail sales, theaters, pet shops, wholesale stores or storage, funeral parlors and mortuaries, and used or secondhand goods stores;

  • (5) Automobile service stations, repair shops and towing services, provided that all operations except the servicing with petroleum products, air and water be conducted and confined within an enclosed building.

§ 18.36.040. Height limits.

Building height limits in a C-1 district shall be forty-five feet. (Ord. 467 § 21, 1984)

§ 18.36.050. Lot width.

Minimum lot width shall be twenty-five feet. (Ord. 467 § 21, 1984)

§ 18.36.060. Front yard.

Front yard requirements in a C-1 district shall be none, except where frontage in a block is partially in an R district, in which case the front yard shall be one-half that required in such R district. (Ord. 467 § 21, 1984)

§ 18.36.070. Side yard.

Side yard requirements in a C-1 district shall be none, except where the side of a lot abuts upon the side of a lot in an R district, in which case the side yard on the street side shall be one-half the corresponding front yard required in such R district. (Ord. 467 § 21, 1984)

§ 18.36.080. Rear yard.

Rear yards shall in a C-1 district be twelve feet; or five feet adjacent to an alley. (Ord. 467 § 21, 1984)

§ 18.36.090. Rezoning of future use.

The regulations in this chapter for the C-1 zoning district shall be applied to those lands zoned C-1 on or before the effective date of the ordinance codified in this title. The C-1 district has been superseded by new commercial zoning districts for future use. It is intended that no lands shall be rezoned C-1 after the effective date of the ordinance codified in this title. (Ord. 467 § 21, 1984)

§ 18.36.100. Development subject to design review.

All development shall be subject to design review according to the provisions of this title. (Ord. 467-Q § 13, 1994)

§ 18.36.110. Uncovered parking subject to landscaping requirements.

For uncovered parking areas with sixteen or more spaces, the minimum landscaping required shall be one tree, within the parking area, of a species suited to the area climate zone for every eight parking spaces to provide shade and visual diversity. Additional landscaping may be required in areas abutting public roads on a case-by-case basis. (Ord. 467-AC § 15, 2003)
