17.36.010 Subdivisions of four or less lots.

17.36.010 Subdivisions of four or less lots. Notwithstanding any other provision contained in this title, subdivisions of land into four or less lots shall be governed, and may be accomplished, by compliance with the following:

(1) Five copies of a tentative map shall be filed in the manner, and following the same procedure, and containing substantially the information and data, prescribed in Chapter 17.12 of this title.

(2) The town council shall determine whether the proposed subdivision is in conformity with law and this title. If the town council determines that the purposes of this title can be satisfactorily accomplished, the town council may approve the tentative map and require the subdivider to record a parcel map pursuant to Chapter 17.34 of this title.

(3) The council, in approving any subdivision hereunder, may impose such conditions as it deems reasonable, including, without limitation, the dedication of easements or construction of improvements.

(4) The provisions of this chapter are intended to offer a simplified procedure for small subdivisions of four or less lots and if it appears to the town council that any applicant is attempting to avoid compliance with the other chapters of this title by successive applications under this chapter, the council shall require that the subdivision be processed under such other chapters.
