5.68.060 - Trailer sites—Sizes and setbacks.¶
This section shall apply to all mobilehome parks and trailer parks hereafter constructed and to all major changes or additions to existing parks.
A. Each trailer site in a mobilehome park, except sites to be used exclusively for travel trailers, shall have an area of not less than two thousand five hundred (2,500) square feet. Minimum width of a trailer site, in a mobilehome park, facing onto a park roadway shall be thirty (30) feet.
B. Each trailer site in a trailer park, except sites to be used exclusively for travel trailers, shall have an area of not less than one thousand five hundred (1,500) square feet. Minimum width of a trailer site, facing onto a park roadway, shall be twenty-five (25) feet.
C. Each trailer site along the exterior line of a mobilehome park shall be so designed that any part of any trailer shall be a minimum of eight feet from the exterior boundary of the park and a minimum of thirty (30) feet from any public street or alley.
D. Travel trailer spaces may be provided in trailer parks or mobilehome parks provided that not more than ten percent of the total trailer spaces may be set aside for such travel trailers and the location of such spaces shall be approved by the planning commission.
E. Each travel trailer site shall have an area of not less than seven hundred fifty (750) square feet. Minimum width of a travel trailer site facing onto a park roadway shall be fifteen (15) feet.
F. The minimum building site area for mobilehome parks or trailer parks shall be three acres.

5.68.070 - Trailer park roadways.¶
Trailer park and mobilehome park roadways shall be paved and give access to each trailer site. This section shall apply to all parks hereafter constructed and to all major changes or additions to existing parks.
A. Park roadways shall be a minimum of twenty-five (25) feet in width, and the road pattern shall be approved by the planning commission.
B. A minimum of thirty-five (35) feet shall separate trailers facing each other, on opposite sides of a park roadway.

5.68.080 - Landscaping and fencing.¶
A. All areas of a mobilehome park or trailer park not occupied by paved roadways or pathways, and not otherwise occupied by park facilities, shall be landscaped and maintained.
B. The outer boundaries of a mobilehome park or a trailer park shall be enclosed on all sides by a substantially constructed six-foot fence, the design of which shall be approved by the planning commission.
C. A hedge of plant material of a type acceptable to the planning commission may be substituted for such fence on the condition that proper maintenance is provided.

5.68.090 - Fire hydrants.¶
Wherever a public water system is available, a mobilehome park or trailer park shall have a fire hydrant and connecting hose of a size and type approved by the district fire marshal.

5.68.100 - Grading and drainage.¶
Any area or tract of land upon which a mobilehome park or trailer park is maintained or operated shall be adequately graded and drained, so as to prevent standing water or muddy conditions.
A. The trailer park or mobilehome park shall be so drained as to prevent dumping storm water or possible septic effluent upon adjoining property.
B. Roadways and entrances to all buildings used in common by occupants of the trailer park or mobilehome park shall be paved or surfaced to city standards to keep them free of mud and water.

5.68.110 - Ingress and egress.¶
The planning commission may require fully improved ingress and egress to a mobilehome park or trailer park, or improvements as prescribed by the city engineer.

5.68.120 - Dedication of streets.¶
The planning commission may require dedication of certain street rights-of-way to the city.

5.68.130 - State highways.¶
The planning commission shall require the applicant to obtain clearance from the State Division of Highways before approving applications where the site is adjacent to a state highway.

5.68.140 - Trailer occupancy.¶
A. To prevent overcrowding there shall be provided a minimum of forty-eight (48) square feet in each room used as a bedroom for the first two occupants and thirty-two (32) square feet additional for each additional occupant.
B. The living room if used as a bedroom shall be separated from the kitchen area by a curtain or partition.
C. Each room used for a bedroom shall have at least an area equal to one-eighth of the floor area as window space. At least fifty (50) percent of windows shall be of a type that will open in order to provide adequate ventilation.
D. Doors from the toilet room shall not open directly into the kitchen area.

5.68.150 - Removal of wheels and similar devices.¶
The removal of wheels or similar transporting devices from any trailer or otherwise permanently fixing any trailer to the ground shall be construed as removing such trailer from the regulations of this chapter and converting it into a dwelling. It shall thereupon be subject to the requirements of the building code of the city and the State Housing Act of the state.

5.68.160 - Sales.¶
All trailers offered for sale must be parked in an area approved by the planning commission.
