OLD SACRAMENTO HISTORICAL AREA

For the purpose of this code, the following designation shall apply:

The Old Sacramento Historical Area is that area of Redevelopment Project No. 3, bounded on the south by Capital Mall, on the north by the center line of J Street, on the west by the center line of Second Street and on the east by the westerly right-of-way line of interstate freeway route 5, and that portion of Redevelopment Project No. 4 bounded on the south by Capital Mall, on the north by the I Street Bridge and viaduct, and on the west by the Sacramento River, and on the east by the center line of Second Street to the center line of J Street and north of the center line of J Street by the westerly right-of-way line of interstate freeway route 5.

Within the Old Sacramento historical area, structures shall be of type I, type II, and type III construction. (Prior code § 9.07.351)

Within the Old Sacramento historical area, sprinklers shall be used where necessary to compensate for the following exceptions which shall be permitted:

• A. Street front façades of wood including sidewalks, balconies, canopies, columns, doors, windows, and signing;

• B. Exterior wood stairways, balconies and canopies at the rear and/or interior court areas;

• C. Wood windows and plain glass where protected openings might normally be required;

• D. Other exterior wood detailing as required for historic authenticity;

• E. Omission of parapet walls which would violate their historic street scene.

Sprinkler requirements may be modified to be harmonious with the historic environment but must in the judgment of the director, provide for the public safety and prevent the spread of fire from one property to another. (Prior code § 9.07.352)

15.112.040 Variances for historical area.

Within the Old Sacramento historical area, the construction codes advisory and appeals board may grant variances to the exit requirements specified in Sections 3303 (h), 3305 (f), 4501 and 4507 of the Uniform Building Code for structures whose existing architectural and structural features are to be kept in their present design when the board finds that retaining such features is necessary to preserve the historical authenticity of such structures, and that retaining such features compiles with Section 2.48.070 of this code.

The board may require, as a condition of granting a variance under this section, the installation of guard rails or other protective devices for the exit facilities subject to such a variance. The board may not grant variances under this section for stairways or steps which project more than two feet onto the public right-of-way. (Prior code § 9.07.353)
