Chapter 18.42 — M-2 HEAVY INDUSTRIAL DISTRICT

§ 18.42.010. Purpose of district.

The purpose of the M-2 district is to provide appropriate sites for manufacturing and processing uses which, by their nature, require locations buffered from other uses so as not to create nuisances or have deleterious effects upon neighboring properties. All uses permitted in M-1 districts are also permitted in M-2 districts. The M-2 district is consistent with the heavy intensity industrial land use classification of the Wheatland general plan.

§ 18.42.030. Permitted accessory uses.

The following are the accessory uses permitted in the M-2 district:

  • A. Incidental services, such as cafeterias to serve employees, when conducted in an enclosed building and entered from within the site;

  • B. Other accessory uses and buildings customarily appurtenant or appropriate to a permitted use, subject to the requirements of Sections 18.60.010 and 18.60.020 .

§ 18.42.040. Conditional uses.

The following are the conditional uses in the M-2 district:

  • A. Living quarters, which may include mobile homes, for security guards, watchmen, or similar employees of a principal permitted use;

  • B. Wholesale lumber yards, lumber mills, grain elevators and storage;

  • C. Pottery kilns and ceramic works of heavy industrial types;

  • D. Concrete batching plants;

  • E. Blacksmith shops, casting foundries;

  • F. Junkyards, auto wrecking yard;

  • G. Animal feed and sales yards;

  • H. Automobile salvage and wrecking operations;

  • I. Stockyards and slaughterhouses;

  • J. All uses allowed by use permit in M-1 districts.

§ 18.42.050. Height regulations.

No building or structure shall exceed a height of forty-eight feet except as follows:

  • A. Within two hundred feet of the boundary of any R district, no building or structure shall exceed the maximum height permitted in such adjoining R district;

  • B. As permitted by Section 18.60.110 . (Ord. 337 Exh. A, 1991)

§ 18.42.060. Area. lot coverage, and yards.

The following minimum requirements shall be observed except where imposed or increased for a conditional use, and subject to the provisions of Chapter 18.60 :

§ 18.42.070. Other conditions.

  • A. Performance Standards. All uses shall be subject to initial and continued compliance with performance standards set forth by the city.

  • B. Off-Street Parking. Off-street parking and loading facilities are required for all uses as provided in Chapter 18.63 .

  • C. Landscaping. All portions of the required front yard not used for access shall be landscaped in accordance with the standards of Section 18.60.130 .
