Chapter 18.27 — R-3 MULTIFAMILY RESIDENTIAL-LIMIT DISTRICT

§ 18.27.010. Purpose of district.

  • A. The R-3 multifamily residential district is a district with a limited number of multifamily residences designed to maintain, preserve and protect a character of development on lots with a minimum net area of six thousand square feet and with no more than one dwelling unit and customary accessory buildings for every two thousand square feet of net lot area, not to exceed eighteen dwelling units per acre. This zone is consistent with the high-density designation of the Wheatland general plan.

  • B. Separate dwellings with common party walls may be authorized on separate sublots, when the same are specifically approved with appropriate safeguards to ensure development consistent with the purposes of this zone.

§ 18.27.020. Principal permitted uses.

All principal permitted uses in the R-2 zone, with identical restrictions, are principal permitted uses in the R-3 zone. In addition, multiple-family dwellings, triplexes, fourplexes, dwelling groups, and multiple numbers of individual or combined dwelling units on a single parcel are permitted, subject to the density restrictions listed below in Section 18.27.060 . § 18.27.030. Accessory uses.

Accessory uses in the R-3 zone are as follows:

  • A. Keeping of not more than two household pets for each dwelling unit;

  • B. Guesthouses and servants' quarters.

§ 18.27.040. Conditional uses.

The following are conditional uses in the R-3 zone, subject to the site plan review as per Chapter 18.67 :

  • A. Hotels, motels, roominghouses and boardinghouses;

  • B. Mobile home parks;

  • C. Rest homes, hospitals, and hospital offices;

  • D. Professional offices;.

  • E. Day care centers and day care-family facilities;

  • F. Sheltered care facilities;

  • G. Noncommercial recreational facilities and health clubs, gymnasiums and racket clubs where compatible with the neighborhood.

§ 18.27.050. Height regulations.

No building shall exceed a height of three stories, not to exceed forty feet, except as provided in Section 18.60.110 .

§ 18.27.060. Area, lot coverage, and yards.

The following shall apply in the R-3 zone:

  • A. Minimum lot area: six thousand square feet with a maximum density of thirty dwelling units per net acre.

  • B. Maximum ground coverage: sixty percent.

  • C. Minimum lot width: sixty feet.

  • D. Minimum lot depth: ninety feet.

  • E. Maximum lot depth: three times the lot width.

  • F. Minimum Yards.

    1. Conventional Arrangements.

      • a. Front: twenty feet;

      • b. Rear: ten feet;

    • c. Side: five feet.
  1. Dwelling Groups.

    • a. Front: twenty feet, including the distance between the front of any dwelling and building in the group;

    • b. Rear: ten feet;

    • c. Side: ten feet; except where the side lot line is faced by the front of any dwelling unit in the group: twelve feet.

§ 18.27.070. Off-street parking.

Off-street parking is required for all uses, as provided in Chapter 18.63 . (Ord. 337 Exh. A, 1991)
