Chapter 18.24 — R-2 TWO-FAMILY RESIDENTIAL DISTRICT

§ 18.24.010. Purpose of district.

The purpose of the R-2 district is to create an area where housing demand justifies a density of one dwelling unit for every three thousand square feet of net lot area. The minimum lot size shall be six thousand square feet of net area. The R-2 two-family residential district is intended to be applied in areas where all utilities and services are available. The R-2 district is consistent with the medium density residential designation of the Wheatland General Plan. (Ord. 337 Exh. A, 1991)

§ 18.24.020. Principal permitted uses.

Principal permitted uses in the R-2 zone are as follows:

  • A. Single-family dwellings;

  • B. Two-family dwellings;

  • C. Rooming and boarding of not more than two persons not employed on the premises;

  • D. Home occupations as defined in Chapter 18.06 . (Ord. 337 Exh. A, 1991)

§ 18.24.030. Accessory uses.

Accessory uses in the R-2 zone are as follows:

  • A. Keeping of not more than two household pets for each dwelling unit;

  • B. Guesthouses and servants' quarters. (Ord. 337 Exh. A, 1991)

§ 18.24.040. Conditional uses.

The following are conditional uses in the R-2 zone, subject to site plan review as per Chapter 18.67 :

  • A. Rest homes, hospital and hospital offices;

  • B. Day care centers and day care family facilities;

  • C. Rooming and boarding of three or more persons;

  • D. Sheltered care facilities. (Ord. 337 Exh. A, 1991)

§ 18.24.050. Height regulations.

No building shall exceed a height of two stories, and shall not exceed thirty-five feet except as provided in Section 18.60.110 . (Ord. 337 Exh. A, 1991)

§ 18.24.060. Area, lot coverage, and yards.

The following shall apply in the R-2 zone:

§ 18.24.070. Off-street parking.

Off-street parking is required for all uses, as provided in Chapter 18.63 . (Ord. 337 Exh. A, 1991)
