Martinez Municipal Code Ch. 18.32 Site Requirements

The minimum mobile home site area shall be not less than 2,400 square feet. The corners of each site shall be clearly and permanently marked.

The minimum width of a mobile home site shall be not less than 36 feet for conventional mobile homes and not less than 46 feet for expandable mobile homes.

A minimum front setback of 5 feet shall be established from any service road to the front line of any mobile home or structure.

A minimum setback of 5 feet shall be established from any mobile home to the rear mobile home site line. No fence or storage cabinet higher than 6 feet may be erected or projected into the rear yard. The area occupied by a storage cabinet shall not exceed 50 square feet.

The minimum side yard shall be 3 feet. A minimum side setback of 5 feet will be established from any service road to any mobile home or structure.

Each mobile home site along the exterior line of a mobile home park shall be so designated that any part of any mobile home shall be a minimum of 10 feet from the exterior boundary of the park and a minimum of 15 feet from any public street or alley.

No mobile home shall be closer than 10 feet to any building or another mobile home.

It shall be required that a paved patio be constructed on each mobile home site. The patio shall be a minimum of 4 inches of Portland cement concrete which shall be a 5 sack mix with a psi of 2500 in 27 days with adequate cross-gradient for surface drainage. The patio shall be located only on the entry side adjacent to and paralleling the longer dimension of the mobile home pad. The patio area shall be a minimum of 8 ½ feet in width and 40 feet in length. If required, the patio may be covered by means of a free-standing canopy adequately designed and constructed to standards as specified in the Uniform Building Code.

A minimum auto parking space of 9 feet by 40 feet shall be required on each mobile home site. No portion of this required area may project into any required front or side yards. Mobile home site drives shall be a minimum of 9 feet wide.
