The specific regulations set forth in this chapter shall apply in all R-3 districts. (Ord. 674 § 2 (Exh. E), 2024)

17.18.020 Permitted uses.

The following uses shall be permitted in the R-3 districts:

  • A. Multiple-family dwellings.

  • B. Accessory uses which are related to multiple-family dwellings.

  • C. Home occupations as defined in Section 17.04.020.

D. Community care facilities including family day care homes, day care centers, residential care facilities, low-barrier navigation centers, transitional housing and supportive housing as defined by Section 17.04.020.

  • E. Accessory dwelling units in compliance with Chapter 17.78. (Ord. 684 § 2 (Exh. C), 2024; Ord. 674 § 2 (Exh. E), 2024)

17.18.030 Conditional uses.

The following uses shall be permitted only when authorized by a conditional use permit issued in accordance with Chapter 17.72:

Those uses permitted in any R-1 or R-2 districts with a conditional use permit and as regulated therein. (Ord. 674 § 2 (Exh. E), 2024)

The following area, bulk, yard and height regulations shall apply in the R-3 districts:

1 Minimum density shall depend upon the general plan land use designation. For condominium residential, the permitted density range is 15 – 35 units per acre. For apartment residential, the permitted density range is 20 – 35 units per acre.

17.18.050 Parking.

Parking shall be provided in accordance with Chapter 17.62.

Parking on the first level, not to exceed four feet above finished grade, shall not constitute a story. (Ord. 674 § 2 (Exh. E), 2024)

17.18.060 Design standards.

All development shall comply with Chapter 17.96. (Ord. 674 § 2 (Exh. E), 2024)
