Oroville Municipal Code · 2026-07 edition · updated 2026-09-27 · Oroville

§ 16.32.010. Application for lot line adjustment.

An application for a lot line adjustment shall be made on a form approved by the zoning administrator, accompanied by 3 copies of a legibly drawn map at such a scale that parcel dimensions and other required information can be readily shown and understood. The map shall show existing and proposed lot lines; existing structures, utilities, wells and septic systems, if any; and a vicinity map of the subject property and other adjacent properties. The application shall be subject to a fee established by resolution of the city council. (Ord. 1749 § 3)

§ 16.32.020. Maps not required.

No tentative map, parcel map or final map shall be required for any conveyance or agreement made solely for the purpose of correcting, confirming or relocating a lot line or lines, provided the approval of the zoning administrator is obtained as provided in this chapter. (Ord. 1749 § 3)

§ 16.32.030. Zoning administrator action.

The zoning administrator shall approve a completed application for a lot line adjustment made in accordance with the following requirements:

  • A. The resulting parcel or parcels of land shall conform to the provisions of the applicable city zoning and building ordinances, as well as the general plan and any applicable specific plan; provided, however, that the zoning administrator may approve lot line adjustments of nonconforming parcels where the modifications do not adversely affect the public health, welfare and safety.

  • B. No additional parcel of land shall be created by the lot line adjustment.

  • C. The applicant shall provide:

    1. Proof to the zoning administrator that taxes have been paid.

    2. A deed or deeds reflecting the approved lot line adjustment, executed by all parties in suitable form for recording, together with applicable recording fees and documentary transfer taxes, if any.

    3. A deed or deeds reflecting the approved lot line adjustment and bearing the following notation:

The purpose of this deed is to effect a lot line adjustment as approved by the Oroville zoning administrator on (date). The above described lands are to become a part of those lands described in deed to (name) as filed for record in (book and page/ serial number), Assessor's Parcel Number (--___). No new parcels are hereby created. The scope of review of the lot line adjustment was limited as specified in Government Code Section 66412(d), and approval of it does not constitute assurance that future applications for building permits or other land use entitlements on the modified parcels will be approved by the City of Oroville.
