Who may act as a broker, and who supervises the work?
Start with the statutory definition of a real estate broker. The regulations then address licensing administration and the responsible broker’s supervision. Keeping the statute and Articles 3 and 4 separate makes it easier to distinguish a licensing requirement from an office or transaction-supervision duty.
How do client funds, advertising and escrow connect?
Client-money questions have both a statutory source and trust-account regulations. Advertising is a different Article, while broker-handled escrow has its own recordkeeping and funds-handling provisions. Follow the relevant group rather than assuming that one supervision provision answers every transaction question.
