16.36.010 - Form.¶
Tentative maps shall be drawn to a size and scale to clearly show the details of the plan; preferably one inch equals one hundred feet.

16.36.020 - Information required.¶
Every tentative map shall be clearly and legibly reproduced and shall contain the following information:
A. Site Sketch. A site sketch indicating the location of the proposed subdivision in relation to the surrounding area or region;
B. Title. The tract name, date, north point, scale and sufficient boundaries to define the proposed tract;
C. Names and Addresses. Names and addresses of recorded owner, subdivider, engineer or surveyor;
D. Adjacent Streets. Location, names, present width and grades of adjacent or abutting roads, streets, highways and ways;
E. Streets. The location, names, widths and approximate grades of all roads, streets, highways and ways and rights-of-way in the proposed subdivision, or to be offered for dedication;
F. Contour Lines. Contour lines having the following intervals:
Five-foot contour interval for ground slopes between five percent and fifteen percent,
Ten-foot contour interval for ground slopes exceeding fifteen percent,
One-foot contour interval for ground slopes below five percent;
G. Inundated Areas. Approximate location of all areas subject to inundation or storm water overflow and the location, width, and direction of flow of all watercourses;
H. Easements. The approximate width and location of all easements for drainage, sewer, and public utilities;
I. Lots. The approximate dimensions of all lots, and radii of all curves;
J. Structures. The location of all existing structures to remain on the property;
K. Cross-sections. Typical cross-sections and proposed grade of all streets, highways, ways and alleys; and details of curbs, gutters and sidewalks.

16.36.030 - Data required.¶
Information on the following matters shall be either on the tentative map or contained in a written statement accompanying the name:
A. Drainage. Proposed drainage and/or flood-control measures;
B. Water Supply. Detailed information on the proposed water supply indicating the provision of Section 16.12.060 can be complied with;
C. Sewage Disposal. Detailed information on proposed water supply indicating the provisions of Section 16.12.060 can be complied with;
D. Public Utilities. Other public utilities;
E. Uses. Existing uses of property;
F. Proposed Uses. Proposed uses of property;
G. Public Areas. Public areas proposed;
H. Trees, Shrubs and Groundcover. Tree planting proposed, or shrubs and/or groundcover;
I. Exceptions. Justifications and reasons for any exceptions to provisions of this title;
J. Additional Requirements. Tentative maps shall conform to all the requirements of Chapter 16.08.

16.36.040 - Filing—Required when.¶
A tentative map shall be filed with the planning commission of any division of land into five parcels or more when:
A. Such division of land is defined as a subdivision in the Subdivision Map Act, Statutes of the state of California;
B. A tentative map is required by said act;
C. Such division of land is defined as a subdivision in Section 16.04.030.

16.36.050 - Filing—Time.¶
There shall be filed with the planning commission fifty days prior to the meeting at which consideration is desired twelve prints of said tentative maps.

16.36.070 - Acceptance.¶
The time of filing a tentative subdivision map shall be construed to be the time at which the same is accepted by the officer designated in the rules of the planning commission for the purpose. Such officer shall examine any such map upon presentation of the same to him and shall not accept such map unless the same is in compliance with the provisions of law and of this title as to form and as to the data and information required to be shown thereon or furnished therewith.

16.36.080 - Receipt.¶
Upon acceptance, such officer shall give a receipt for the map, accompanying data, and filing fee. Such acceptance, however, shall not preclude the securing of additional information from the subdivider necessary for the proper consideration of the tentative map, nor does it insure that the map does comply with the law, and with this title.

16.36.090 - Action.¶
A. The planning commission shall, within three days, excluding Saturdays, Sundays, and holidays, after the filing of the tentative map, transmit copies thereof to the city engineer, who shall check the improvements as contemplated for compliance with the provisions of this title, and the location and sizes of easements required, and shall, within fifteen days, excluding Saturdays, Sundays and holidays, after receipt of such maps, return them to the planning commission with a report attached, indicating if said map conforms to this title, or to standards of construction which now are or which may be adopted by the city, together with a statement of any changes that are necessary to make the proposed improvements acceptable, including any typical drawings and specifications adopted as standard for the city. The recommendations as submitted shall then become a condition of approval.
B. Within three days after receipt of the tentative map and accompanying statements, the city engineer shall transmit copies to all public utility companies affected by the proposed subdivision, together with requests for recommendations thereon.
C. If the tentative map shows sewage disposal by any means other than the public sewer system, then the planning commission shall within three days, excluding Saturdays, Sundays, and holidays, after the filing of the tentative map, transmit copies thereof to the city engineer. The city engineer shall within fifteen days, excluding Saturdays, Sundays and holidays, return such maps to the planning commission with a report attached thereto, indicating whether the proposed method of sewage disposal does or does not create a health hazard. If it would create a health hazard, then an alternate system may be recommended, and said recommendation must be included as a condition of approval by the planning commission. If no satisfactory method of sewage disposal is presented, then the tentative map shall be disapproved.
D. Within thirty days after the receipt of such map from the city engineer, unless such time is extended by agreement with the subdivider or his agent, the planning commission shall meet and consider said map, together with all reports pertaining thereto, and shall make a recommendation of approval, conditional approval, or disapproval of the map to the city council. Said recommendation shall be set forth in a written memorandum, which shall be transmitted, along with the engineer's map, to the city council. In the event that such map is recommended for disapproval, the reasons for such recommendation of disapproval shall be stated in clear and concise terms in a memorandum, together with a clear and concise statement of what changes will render the map acceptable. If no recommendation is made by the planning commission within thirty days, or such longer period as may have been agreed upon, the tentative map shall be deemed recommended for approval by the planning commission.
E. Within thirty days after the receipt of the engineer's map and recommendation from the planning commission, unless such time is extended by agreement with the subdivider or his agent, the city council shall meet and consider said map, together with all reports pertaining thereto, including the planning commission's recommendation, and shall approve, conditionally approve, or disapprove the same. Said action shall be endorsed on the face of the tentative map. In the event that the tentative map is disapproved, the reasons for such disapproval shall be stated in clear and concise terms upon a memorandum permanently attached to said map, together with a clear and concise statement of what changes will render the map acceptable. Once copy each of the tentative map and memorandum setting forth the action of the council shall be sent to the subdivider. One copy shall remain permanently in the files of the city council. If no action is taken by the city council within said thirty days, or such longer period as may have been agreed upon, the tentative map shall be deemed approved, and it shall be so attested by said council.

16.36.100 - Expiration.¶
A. Unless a shorter period is prescribed at the time of approval, the approval or conditional approval of a tentative map shall expire thirty-six months after the date the map was approved or conditionally approved, a period which incorporates the twenty-four month duration prescribed by Section 66452.6 of the California Government Code, and the twelve-month extension which can be granted by ordinance.
B. If a period shorter than thirty-six months is prescribed at the time of approval, the person or entity submitting the tentative map may, prior to the expiration of the approval, request an extension. No extension shall be granted which shall have the effect of granting an approval for longer than thirty-six months in the aggregate.
C. Failure to file the final map within the time period set forth in this section shall automatically terminate and void the tentative map.
D. If Section 66452.6 or any other provision of California law is amended or enacted so as to render the provisions of subsections B and C of this section inconsistent or incompatible with California law, the time limits or other provisions of California law shall govern.
