13.04.270 - Terms and conditions.¶
Individual sewage disposal systems shall not be allowed except under the following terms and conditions:
A. Ground and geographic strata will permit the easy dissemination of septic fluids.
B. The topography will allow for ultimate hookup of such systems to the city sewer system, as hereinafter provided.
C. Residential uses will require parcels having a minimum size of five acres.
D. Commercial or industrial uses will require parcels having a minimum size of forty thousand (40,000) square feet if neither water or sewer is available and a minimum lot size of twelve thousand (12,000) square feet if either city water or sewer is available; frontage must be at least one hundred twenty (120) feet.
E. Individual sewage disposal system's capacity shall not exceed one thousand five hundred (1,500) gallons.
F. Requests for septic tanks shall be acted on by case by case review of a sewage disposal plan containing all of the above items. Such review shall be conducted by the public works commission with the stated goal that future sewer connections will be made available upon availability of a sewer line. Public works commission shall make recommendations to the city council.
G. Each applicant shall enter into an agreement with the city providing for subsequent connection to the city's system when any sewer line comes within two hundred (200) feet of any property line of applicant, such hookups will be at the then prevailing city connection fee and rates.
