16.16.010 - Conformity to tentative map—Filing—Recording.

The subdivider shall cause the proposed subdivision to be accurately surveyed substantially in accordance with the approved or conditionally approved tentative subdivision map and file with the county engineer a final map of the subdivision conforming in all particulars to the Subdivision Map Act of this title. He shall also file with the city a sufficient number of prints thereof to furnish the several interested city departments and other public agencies with a copy and for checking and filing purposes. After the final map is approved by the city council and signed by the city engineer and city clerk, the subdivider shall cause the final map to be recorded.

16.16.020 - Street naming and numbering.

Prior to the recording of a final subdivision map, street names and addresses shall be secured and approved in accordance with the city's policy on street naming and numbering as adopted by the city council.

16.16.030 - Multiple final maps.

A. Where a final map is recorded for only a portion of a tentative subdivision map, the map shall contain a reference to the tentative map from which it is derived.

B. If a final subdivision map is to be recorded for the entire tentative tract map, the final map shall so state.

C. Where final subdivision maps have been recorded for portions of a tentative map, the final map for the final increment of the tentative subdivision map shall contain the same number as the tentative map.

16.16.040 - Required information.

In addition to the requirements of the Act, the final map shall contain the following:

A. If more than three sheets are used, an index showing the entire subdivision, with lots, streets, etc., shall be included on the title sheet, if there is room, or on the second sheet;

B. The number of the tract, and a statement as to whether it is the first, successive, or final increment of an approved tentative tract of a different number;

C. Date of preparation, north point and scale;

D. A description of the land being subdivided;

E. Location and names, without abbreviations, of all:

  1. Proposed streets, highways, alleys and public service easements;

  2. Proposed public areas and all other easements;

  3. Adjoining and nearby streets, alleys and easements;

F. Dimensions shall be in feet and decimals of a foot, to the closest hundredth;

G. The dimensions of all lots;

H. 1.

Each lot shall be numbered,

  1. Each block may be lettered or numbered,

  2. Each lot shall be shown entirely on one sheet;

I. Centerline data on streets, easements, alleys, etc., including bearings, distances and curve data;

J. The exterior boundary of the land included in the subdivision shall be indicated by distinctive symbols, and clearly so designated;

K. If any portion of the land within the boundaries shown on any final map or approved map is subject to inundation or flood hazard by storm waters, such fact and an identification of the affected portion shall be clearly shown on such final map or approved map by a prominent note on each sheet of such map whereon any such portion shall be shown;

L. The subdivider shall furnish the city engineer with certification from a licensed engineer as to whether the property when improved will be subject to floodwaters of inundation or if the depth of the groundwater is less than ten feet from the ground surface. If either or both of these conditions is found to exist, the city engineer shall so inform the State Real Estate Commissioner;

M. In the event that a dedication of right-of-way for storm drainage purposes is not required, the city engineer may require that the location of any watercourse, channel, stream or creek, be shown on the final map or approved map;

N. Ditto marks shall not be used on the final map. All figures, numbers and writing shall be of such size and clarity so that copies made from the original will be legible.
