Sec. 20.392.005 - Intent.

This district is intended to ensure that the limited available space on the flats at Noyo and Albion is reserved for industries that must be on or near the water. Nonpriority uses will be permitted to expand only if the foreseeable needs of priority uses will be met. Expansion of legal nonconforming low-priority uses may be accomplished as provided in Chapter 20.480.

Sec. 20.392.010 - Principal Permitted Uses for FV Districts.

The following use types are permitted in FV districts:

(A) Coastal Commercial Use Types.

Coastal-Related Support Services.

(B) Coastal Industrial Use Types.

Coastal-Dependent Industrial.

(C) Coastal Open Space Use Types.

Passive Recreation.

Sec. 20.392.015 - Conditional Uses for FV Districts.

The following are use types subject to the issuance of a coastal development use permit (all uses must be water-dependent):

(A) Coastal Residential Use Types.

Employee Caretaker Housing. (If directly related to coastal-dependent industry.)

(B) Coastal Civic Use Types.

Administrative Services: Government;

Alternative Energy Facilities: On-site;

Alternative Energy Facilities: Off-site;

Major Impact Services and Utilities;

Minor Impact Utilities.

(C) Coastal Commercial Use Types.

Commercial Recreation: Water-Dependent Recreation;

Research Services.

(D) Coastal Industrial Use Types.

Coastal-Related Industrial.

(E) Coastal Agricultural Use Types.

Packing and Processing: Fisheries Byproducts.

Sec. 20.392.020 - Minimum Lot Area for FV Districts.

(A) Within water and sewer service areas: Six thousand (6,000) square feet.

(B) Within water or sewer service areas: Twelve thousand (12,000) square feet.

(C) Not in a water or sewer service area: Forty thousand (40,000) square feet.

Sec. 20.392.030 - Minimum Side Yard for FV Districts.

None required except that any side yard contiguous to any district other than commercial or industrial shall have a minimum side yard of five (5) feet and buffered from adjoining uses by fencing or plant screening or other appropriate mitigating devices.
