Sec. 20.384.005 - Intent.

This district is intended to be applied adjacent to existing developed communities on the urban side of the urban/rural boundary, or in areas suited for future residential growth. Lands within this district should be served by public roads and adjacent to or within a public service area.

Sec. 20.384.010 - Principal Permitted Uses for SR Districts.

The following use types are permitted in the SR District:

(A) Coastal Residential Use Types.

Family Residential: Single-family;

Vacation Home Rental.

(B) Coastal Open Space Use Types.

Passive Recreation.

Sec. 20.384.015 - Conditional Uses for SR Districts.

The following use types are permitted in the SR District upon the issuance of a coastal development use permit:

(A) Coastal Residential Use Types.

Family Residential: Two-family;

Family Residential: Multifamily;

Family Residential: Boardinghouse;

Mobile Home Parks.

(B) Coastal Civic Use Types.

Administrative Services: Government;

Alternative Energy Facilities: On-site;

Cemetery Services;

Community Recreation;

Day Care Facilities/Small Schools;

Educational Facilities;

Fire and Police Protection Services;

Group Care;

Lodge, Fraternal and Civic Assembly;

Major Impact Services and Utilities;

Minor Impact Utilities;

Religious Assembly.

(C) Coastal Commercial Use Types.

Sec. 20.384.020 - Minimum Lot Area for SR Districts.

(A) Within water and sewer service areas:

(1) SR: Four thousand (4,000) square feet for mobile home subdivisions and manufactured home subdivision—five (5) acre minimum site required. Six thousand (6,000) square feet.

(2) SR:L-6,000: Six thousand (6,000) square feet.

(3) SR:L-12,000: Twelve thousand (12,000) square feet.

(4) SR:L-40,000: Forty thousand (40,000) square feet.

(B) Within water or sewer service areas:

(1) SR, SR:L-6,000 and SR:L-12,000: Twelve thousand (12,000) square feet.

(2) SR:L-40,000: Forty thousand (40,000) square feet.

(C) Not in a water or sewer service area: SR, SR:L-6,000, SR:L-12,000 and SR:L-40,000: Forty thousand (40,000) square feet.

Sec. 20.384.025 - Maximum Dwelling Density for SR Districts.

(A) Within water and sewer service areas:

(1) SR: One (1) single-family dwelling per four thousand (4,000) square feet in mobile home parks, mobile home subdivisions and manufactured home subdivisions. One (1) single-family dwelling per six thousand (6,000) square feet. One (1) multiple-family dwelling unit per one thousand five hundred (1,500) square feet.

(2) SR:L-6,000: One (1) single-family dwelling per six thousand (6,000) square feet. One (1) multiple-family dwelling unit per six thousand (6,000) square feet.

(3) SR:L-12,000: One (1) single-family dwelling per twelve thousand (12,000) square feet. One (1) multiple-family dwelling unit per twelve thousand (12,000) square feet.

(4) SR:L-40,000: One (1) single-family dwelling per forty thousand (40,000) square feet. One (1) multiple-family dwelling unit per forty thousand (40,000) square feet.

(B) Within water or sewer service areas:

(1) SR, SR:L-6,000 and SR:L-12,000: One (1) single-family dwelling per twelve thousand (12,000) square feet. One (1) multiple-family dwelling unit per twelve thousand (12,000) square feet.

(2) SR:L-40,000: One (1) single-family dwelling per forty thousand (40,000) square feet. One (1) multiple-family dwelling unit per forty thousand (40,000) square feet.

(C) Not in a water or sewer service area:

(1) SR, SR:L-6,000, SR:L-12,000 and SR:L-40,000; One (1) single-family dwelling per forty thousand (40,000) square feet. Zero (0) multiple-family dwelling units.
