§ 24.10

24.10.010 - Contents. ¶
Required plans may include but are not necessarily limited to the following:
(a)
A complete grading plan of the entire area of construction.
(b)
A soils investigation by a registered civil engineer, geotechnical engineer or engineering geologist.
(c)
Profiles drawn to scale showing existing ground and final grade elevations on centerline of all streets, highways, walkways, alleys, sanitary and storm sewers, and drainage ways.
(d)
Detailed plans and specifications for street grading, construction of pavement section, curbs, gutters and sidewalks.
(e)
Other profiles and cross sections as required by the agency.
(f)
Detailed plans and specifications for drainage facilities and structures and flood-control improvements.
(g)
Detailed plans and specifications for sewerlines which are not located in a regularly constituted sanitary or sanitation district and for waterlines which are not located in a public utility district.
(h)
An erosion and sediment control plan and a surface runoff pollution control plan (SRPCP) when and if required. See Sections 24.04.625 and 24.04.627.
(i)
Detailed plans and specifications for any community sewage disposal system as required by and under the authority of other regulatory authorities.
(j)
Final landscaping plan as required by the community development agency showing:
(1)
All existing trees spaced more than thirty feet apart, by species, with trunk dripline indicated;
(2)
In more densely wooded areas or in tree clusters, only the outline need be shown. However, trees over six inches in trunk diameter within the clusters must be shown if they are to be removed;
(3)
Proposed trees and other plantings indicating species and size at time of planting, soil preparation, specifications for planting and maintenance;
(4)
Irrigation plan. See Section 24.04.800;
(5)
Any other recognizable feature.

24.10.020 - Reference. ¶
Reference to "Uniform Construction Standards" or "State Standard Plans" may be used in lieu of applicable details.

24.10.030 - Plan size. ¶
Plan sheets shall not be larger than twenty-four inches by thirty-six inches unless approval for larger sheets is obtained from the agency.
