24.05.010 - General.

Offers of dedication of easements and rights-of-way shall be made to the county or other appropriate governing bodies and utility companies for all parcels of land intended and/or designated to be used for public purposes. Such an offer of dedication shall be certified on the parcel or final map, or by such other instrument as may be appropriate.

24.05.020 - Public road rights-of-way.

Public road rights-of-way shall be a minimum of forty feet in width and shall extend a minimum of ten feet beyond the ultimate pavement and curbs.

Unless separate easements are provided, road-related facilities such as sidewalks, drainage structures, and utilities shall be fully contained within the road right-of-way.

24.05.030 - Nonaccess easements.

Vehicular nonaccess easements may be required at the ends of cul-de-sac streets, along portions of lots fronting hazardous locations or major roads, or other locations as deemed necessary by the agency.

24.05.035 - Common driveway easements.

The common portion of a driveway shall be completely contained within an easement of sufficient width to accommodate the driveway improvements, as determined by the agency, but in no case should be less than twenty feet in width.

24.05.040 - Drainage and drainage access easements.

Drainage and drainage access easements shall conform substantially with the line or plan lines of any natural or artificial watercourse, channel, stream or creek that traverses the property.

Sufficient easements shall be required for underground conduits for disposal of surface and storm waters, together with sufficient easements for overflow and ponding and vehicular access necessary to provide for the proper operation and maintenance of drainage facilities. All such easements shall be of sufficient width for the purpose intended, as determined by the agency, and should not be less than fifteen feet in width. Lesser widths may be allowed where it can be demonstrated that the lesser width would not diminish the ability to access, protect or maintain the easement or the facilities therein.

24.05.050 - Pedestrian easements.

Pedestrian easements may be required across long blocks where necessary to provide access to existing and future public areas or community facilities or where pedestrian facilities are not contained within a road right-of-way.

24.05.060 - Bicycle and equestrian easements.

Bicycle and equestrian easements may be required.

24.05.070 - Slope easements.

Where a cut or fill road slope is outside the normal right-of-way of the street, a slope easement may be required of sufficient width to permit maintenance of the slopes.

24.05.080 - Public utility easements.

Public utility easements may be required along the rear and sides of lots and in other locations for the accommodation of public utilities and/or sanitary sewer facilities.

All such easements shall be of sufficient width for the purpose intended, as determined by the agency and/or the utility company, and should not be less than ten feet in width. Lesser widths may be allowed where it can be demonstrated that the lesser width would not diminish the ability to access, protect or maintain the easement or the facilities therein.

24.05.090 - Emergency access easements.

Emergency access easements may be required to connect nonconnecting roads or in other cases where alternate emergency routes may be required as deemed appropriate by the agency.

24.05.100 - Other easements.

Where, in the opinion of the agency, it is in the public interest, other types of easements may be required.
