5-2E-3: - BUILDING HEIGHT.

The following height restrictions apply to the R-1 Zone:

  • A. Maximum Height Envelope and Cap: The building height envelope and cap shall not exceed the building height envelope and cap allowed in an RA-S Zone.

  • B. Second Story Floor Area: The second story floor area (which includes all projections and chimneys but excludes any balconies) shall not exceed fifty percent of the first story foot print.

    1. As used in this paragraph B., the first story footprint includes all covered and attached structures such as but not limited to an attached garage, covered porches, breezeways, patio covers. The Building Official has discretion to determine whether a structure is covered and attached.

    2. Any portion of the first story that exceeds 18 feet shall be considered part of the second story floor area.

  • C. Second Floor Massing: The second story floor area shall be located towards the rear of the dwelling and away from the front yard area or the roadway, whichever applies, in order to reduce the overall scale and mass of the building as well as its view from adjoining roadways.
