5-2E-2: - LOT SIZE AND COVERAGE.

• A. Minimum Lot Area: The minimum required area of a lot or parcel in the R-1 Zone shall be 20,000 square feet, excluding:

  1. That portion of the lot or parcel designated as, or included in, a road or multiple driveway easement; and

  2. That portion of the lot or parcel designated as, or included in, an ingress/egress easement granted to another lot or parcel.

• B. Single-Family Dwelling Lot Size: The lot area per single-family dwelling unit shall be not less than the minimum required lot area or parcel.

• C. Maximum Coverage: All buildings and roofed structures, including accessory buildings, shall not cover more than 30 percent of the area of the lot. The area beneath roof overhangs shall be included in the calculation of building coverage.

• D. Minimum Lot Width: Every lot or parcel shall have a minimum average width of not less than 95 feet.
