4-2-1601: PERMIT REQUIRED:¶
No person shall conduct or carry on any business on a vacant lot without a permit issued under the provisions of chapter 1, article 1 of this title. (1962 Code § 6-5.01 et seq.)
4-2-1602: DEFINITION:¶
"Vacant lot" shall mean any lot which is not improved with a substantial permanent building. (1962 Code § 6-5.01 et seq.)
4-2-1603: LANDSCAPING AND IMPROVEMENTS:¶
Vacant lots upon which a business is conducted shall comply with the following requirements:
A. Shall be graded.
B. Shall be graveled or paved, with the exception that the following areas shall be covered with grass:
The front ten feet (10') adjacent to the sidewalk of any lot on Wilshire Boulevard.
The front five feet (5') adjacent to the sidewalk of any lot on any other street.
C. Where the vacant lot is adjacent to a residentially zoned property, a fence or hedge six feet (6') in height shall be placed on the property to shield the business activity from the residential zone. (1962 Code § 6-5.01 et seq.)
4-2-1604: ISSUANCE OR DENIAL OF PERMIT:¶
The criteria of section 4-1-103 of this title, with the exception of subsection A thereof, shall apply to issuance or denial of the permit. Minor deviations from the provisions of section 4-2-1603 of this article may be granted in issuing the permit, where such modifications will not impact upon surrounding uses, and will not adversely affect the public health, welfare, and safety. 4-2-1605: RESTRICTIONS AND PROHIBITIONS:¶
A. Any business on a vacant lot shall comply with permitted uses under the city zoning regulations.
B. Any used car business shall be prohibited on a vacant lot; provided further, that used cars may be offered for sale if incidental to an adjacent new car dealership. (1962 Code § 6-5.01 et seq.)
