Article 15.5 — BEVERLY HILLS HOTEL SPECIFIC PLAN AREA

10-3-1550: USES PERMITTED:

No lot, premises, building or portion thereof within the Beverly Hills hotel specific plan area shall be erected, constructed, built, altered, enlarged, built upon, used or occupied except for hotel and ancillary purposes consistent with the Beverly Hills hotel specific plan. However, if all hotel uses cease to exist within the specific plan area, then the specific plan area may be used for single-family residential purposes consistent with the standards applicable to development in the R-1.X zone. 10-3-1551: DEVELOPMENT RESTRICTIONS:

Except as otherwise provided in this article, notwithstanding any other provision of this chapter, and notwithstanding the location of the Beverly Hills hotel specific plan area within the R-1.X zone, hotel and ancillary facilities development that is consistent with the Beverly Hills hotel specific plan shall not be governed by any other regulations

of this chapter governing development, including those regulations governing development in residential zones and the provisions of article 28.6 of this chapter governing the development of hotels. (Ord. 92-O-2151, eff. 10-9-1992)

10-3-1552: ARCHITECTURAL REVIEW REQUIRED:

Notwithstanding the provisions of section 10-3-1551 of this article, development within the Beverly Hills hotel specific plan area shall be subject to the provisions of article 30 of this chapter concerning architectural review. (Ord. 92-O-2151, eff. 10-9-1992)

10-3-1553: CONDITIONS ENSURING IMPLEMENTATION OF BEVERLY HILLS HOTEL SPECIFIC PLAN:

All development within the Beverly Hills hotel specific plan area shall be reviewed by the director of planning and community development, or the director's designee, for compliance with the Beverly Hills hotel specific plan. The director shall have the authority to impose any conditions upon such development that are not inconsistent with the Beverly Hills hotel specific plan and that are necessary or appropriate to ensure compliance with the Beverly Hills hotel specific plan. 10-3-1554: BUSINESSES PROHIBITED; EXCEPTIONS:

Except as provided in article 43 of this chapter, no business shall be conducted or maintained in any building or upon any lot or premises, or upon any portion of either thereof, in zone R-4, except the business of a hotel. All property and buildings in zone R-4 hereby are limited to residential uses or hotel and ancillary purposes consistent with the Beverly Hills specific plan. (Ord. 01-O-2383, eff. 11-2-2001)
