Article 41 — Development Standards for Churches and Places of Religious Worship

§ 9-2.4101. Standards.

The following development standards shall apply for new churches, temples, synagogues, chapels and other places used for religious worship:

  • (a) Minimum Lot Size and Spacing Requirements:

    • (1) A minimum lot area of 40,000 square feet.

    • (2) For a church or place of religious worship, no such use shall be located within 300 feet of any other property used for a church or a place of religious services.

  • (b) Setbacks.

    • (1) In residential zones, the front yard setback shall be at least 20 feet in depth and the rear yard setback shall be at least 25 feet in depth.

    • (2) In residential zones, the side yard setback shall be at least 10 feet in width.

    • (3) In the Commercial Service Professional (CSP) Zone, the front and rear yard setbacks shall be at least 10 feet in depth.

    • (4) Required front and rear yard setbacks shall be landscaped, except that driveways and passenger loading areas may be allowed in such setbacks.

  • (c) Parking Lot Facilities.

    • (1) The minimum required number of parking spaces shall be provided as required in Article 11.

    • (2) Adequate landscaping and buffering shall be provided between parking areas and residential uses.

    • (3) A six foot high perimeter masonry wall shall be required adjacent to residential uses.

Walls adjacent to commercial or industrial uses shall be required at the discretion of the Planning Commission.

  • (d) No school, day nursery, kindergarten, or any congregation or persons for purposes other than religious instruction, worship, or guidance shall be permitted on the project site without a separate conditional use permit.

  • (e) Signs Permitted. Signs permitted shall be as set forth in the development standards applicable to the zone in which the religious use is located.
