13.56.010 - Permitting.

Permits for commercial center signs pursuant to this chapter shall be considered as part of the use permit process defined in Section 13.08.050.

13.56.020 - Commercial Sign Program.

A. The owner of a commercial center may submit a sign program establishing the sign standards for the whole complex which may deviate from the strict application of this title.

B. The Planning Commission may approve such a sign program deviation from the specific requirements of this title provided it makes the following findings:

  1. The deviations from this title are set forth in the proposed sign program and are consistent with the number of independent businesses located on the parcel and the size of the parcel upon which the commercial complex is located.

  2. The proposed sign program provides for sign types, sizes and design that are compatible with all proposed signs in the commercial center.

C. No deviations shall be made from an approved sign program without approval of such modifications by the Planning Commission.

13.56.030 - Commercial center identification signs.

A. A commercial center identification sign which may include tenant directional signs, are permitted in a commercial center upon obtaining a use permit pursuant to the following standards:

  1. On parcels with a front footage of one hundred (100) feet or less, a monument sign identifying the commercial center may additionally include identification of the businesses in the complex provided the total square footage of the sign shall not exceed one hundred (100) square feet.

  2. On parcels with front footage of greater than one hundred (100) feet, a pole sign identifying the center together with the businesses located on the parcel is permitted up to one hundred (100) square feet. In the alternative such a parcel may increase the size of a monument sign for the purpose of identification of the center and the businesses therein to a total of one hundred (100) square feet. For parcels with front footage greater than one hundred and fifty (150) feet additional pole signs may be obtained pursuant to the provisions of Chapter 13.44.

  3. For commercial centers exceeding five (5) acres, two (2) or more such identification signs as permitted in sub-paragraph (2) may be permitted by the Planning Commission if reasonably required to identify the center because of multiple frontages or greater distances between principal access drives to the complex.
