Chapter 18.40 — AP ADMINISTRATIVE AND PROFESSIONAL ZONE

§ 18.40.010. Description and purpose. ¶
The AP administrative and professional office zone is intended to provide for the development of an integrated administrative and professional office zone wherein all of the related types of uses and facilities may be located. The AP zone is intended for application to planning area 14 of the San Antonio Lakes specific plan area. (Prior code § 9626.010)
§ 18.40.020. Permitted primary uses and structures. ¶
Nonresidential Uses—General. Nonresidential uses permitted in this zone shall include the following:
A. Administrative and professional offices;
B. Art galleries, exhibit halls for commercial and industrial exhibits; provided, however, that there be no sale of stock or material from the floor and provided further, that there be not more than 10 percent warehousing or storage either within or on the premises;
C. Banks, building and loan offices;
D. Photographers' studios;
E. Biological and medical laboratories;
F. Commercial facilities related and incidental to the uses permitted; provided, however, that there be no display or advertising other than that specifically permitted in Section 18.40.150 , Sign regulations;
G. General research not involving the manufacture or sale of products either on or off the premises;
H. And such other uses as the administrative committee or planning commission may deem to be similar, not more objectionable, and not specifically listed in a zone with less restrictive provisions and property development standards.

§ 18.40.030. Permitted accessory uses and structures. ¶
The provisions of Section 18.36.030 shall apply. (Prior code § 9626.030)
§ 18.40.040. Permitted temporary uses and structures. ¶

§ 18.40.050. Conditional uses and structures. ¶
The conditional uses and structures provided below shall apply, subject to a conditional use permit and subject to the provisions of Chapter 17.16 , Development Application and Review Procedures; provided, further, that such uses and structures listed in this section shall not be permitted without notice of public hearing:
A. Ambulance service (with incidental hospital equipment rental and sales);
B. Churches, and uses incidental thereto, such as assembly, work rooms, living quarters of a minister or family, and daycare and educational facilities;
C. Commercial radio and television antennas or transmitters;
D. Clubs and lodges (private, nonprofit);
E. Daycare centers and nursery facilities;
F. Fraternity and sorority houses when related to a public or private school or educational institution;
G. Hospitals;
H. Mortuaries;
I. Museums and libraries (nonprofit);
J. Private educational institutions which offer a full curriculum required by state law (not including music, dancing or trade schools);
K. Sanitariums;
L. Any business activity wherein any patronage and/or employment is limited to persons 18 years of age or older.

§ 18.40.060. Prohibited uses and structures. ¶
The provisions of Section 18.36.060 shall apply. (Prior code § 9626.060)
§ 18.40.070. Site development standards. ¶
No building or structure shall be hereafter erected, located, or enlarged on a lot unless such building structure or enlargement conforms with the provisions of Chapter 17.18, Site Development Standards—General, and the following additional provisions, excepting as provided herein. § 18.40.080. Building site requirements. ¶
A. Minimum Lot Dimensions.
Minimum lot width: No requirement.
Minimum lot depth:
a. 150 feet;
b. For lots facing on major or secondary highways: 140 feet.
B. Maximum Lot Coverage. Lot coverage by buildings and structures shall not exceed 33 percent of the total lot area, including easements.

§ 18.40.090. Structural setbacks and yards. ¶
Excepting as otherwise provided in Section 18.36.100 , Structural setbacks and yards—Exceptions, all lots shall be provided with front, side and rear yards open and unobstructed from the ground to the sky of a minimum depth and area as provided in this section.
A. Front Yard. 20 feet.
B. Side and Rear Yard. No portion of any roofed building or structure, regardless of occupancy, shall be located closer to any side or rear property line than a distance equal to a dimension that shall be measured from the highest point of a finished grade, along the perimeter of the building, to the uppermost top plate of the building.
Interior. No requirements
Corner Lots. 20 feet.
Reversed Corner Lots. On a reversed corner lot, the required side yard on the street side shall be 10 feet.
C. Rear Yard. 15 feet, except that the rear yard specified herein shall be increased three feet for each story above two, in addition, structures abutting the freeway require no rear yard setback.

§ 18.40.100. Permitted encroachments into required yards. ¶
Notwithstanding the setback and yard provisions of this zone, projections may be permitted into required yards in compliance with the provisions of Section 18.36.120 , Permitted encroachments in required yards—General.

§ 18.40.110. Required fences and walls. ¶

§ 18.40.120. Structural height limitations. ¶
Maximum Structural Height. The maximum height of any building or structure in any commercial zone shall not exceed 40 feet or two stories, except as provided in Section 18.36.160 ; provided,
however, that buildings or structures higher than 40 feet or two stories may be permitted subject to a conditional use permit, as provided in Chapter 17.16 , Development Application and Review Procedures. (Prior code § 9626.107)
§ 18.40.130. Required structural separations. ¶
