Chapter 18.12 — SFR-10 RESIDENTIAL, SINGLE-FAMILY ZONE

§ 18.12.010. Description and purpose. ¶
The RS-10 single-family residential zone is intended as a zone for lots with a minimum area of 10,000 square feet, with not more than one single-family dwelling and its customary accessory building upon any one lot. (Prior code § 9614.010)
§ 18.12.020. Permitted primary uses and structures. ¶
One-family dwellings of a permanent character placed in permanent locations, with not more than one dwelling and its customary accessory buildings located on any lot. (Prior code § 9614.020)
§ 18.12.030. Permitted accessory uses and structures. ¶

§ 18.12.070. Site development standards. ¶

§ 18.12.080. Building site requirements. ¶
A. Minimum Lot Area. Not less than 10,000 square feet, excepting as provided in Section 18.08.080 for lots of record, and further provided that all corner and reverse corner lots shall be not less than 11,000 square feet in area.
B. Minimum Lot Dimensions.
Minimum Lot Width. Each lot shall have the following minimum lot width:
a. Interior lots: 75 feet.
b. Corner lots: 80 feet.
c. Lots siding on freeways or railroad rights-of-way: 90 feet.
Minimum Lot Depth. Each lot shall have the following minimum lot depth:
a. Lots facing on local streets: 110 feet.
b. Lots facing or backing up to major or secondary highways: 120 feet.
c. Backing to freeways or railroad rights-of-way: 120 feet.
C. Maximum Lot Coverage. Lot coverage by buildings and structures shall not exceed 35 percent of the total lot area.
D. Minimum Floor Area per Dwelling. Each dwelling unit shall contain not less than 1,600 square feet of enclosed. floor area, exclusive of garages or carports.

§ 18.12.090. Special structural setbacks and yards. ¶
Excepting as provided in Section 18.08.100 , Structural setbacks and yards—Exceptions, all lots shall have front, side and rear yards of a minimum depth and area as provided in this section:
A. Front Yard. 25 feet.
B. Side Yards. Five feet in width on each side of the lot excepting lots having no alley vehicular access, in which case at least one such side yard shall not be less than 10 feet in width; provided, further, that for normal and reversed corner lots the provisions of Section 18.08.090(F) shall apply.
C. Rear Yard. There shall be a rear yard on each lot extending across the full width of the lot, such yard to have a depth of not less than 20 feet for residential occupancies. Garages, swimming pools and accessory buildings without a dwelling occupancy may be permitted in a required yard as provided for in Section 18.08.100(D) .

§ 18.12.100. Accessory buildings and garages. ¶
Accessory buildings and garages may be permitted in compliance with Section 18.08.030 and the following:
All accessory buildings shall have the same minimum side and rear yards as that required for the main building, regardless of whether the accessory building is attached to the main building; provided, however, that a garage or accessory building may be located as follows:
A. Side Yard Exceptions, Garage or Accessory Buildings. When a garage or accessory building (except those with a dwelling occupancy) abuts and has garage doors opening onto an existing or proposed alley, the garage or accessory building shall be located not less than 25 feet from the side of the alley opposite the subject property; provided, however, that detached accessory buildings or garages located 85 feet or more from the front property line, may be located a zero distance from the side property line subject to provision of a fire wall. Detached accessory buildings or garages without a fire wall shall be a minimum of three feet from the property line.
B. Rear Yard Exceptions, Garage or Accessory Building. When a garage or accessory building has openings onto an existing or proposed alley, the garage or accessory building shall be located not less than 25 feet from the side of the alley opposite the subject property; provided, however, that detached accessory buildings or garages located 85 feet or more from the front property line may be located a zero distance from the rear property line subject to provision of a fire wall. Detached accessory buildings or garages without a fire wall shall be a minimum of three feet from the property line.

§ 18.12.110. Permitted encroachments into required yards. ¶
Notwithstanding the setback and yard provisions of this zone, projections may be permitted into required yards in compliance with the provisions of Section 18.08.140 and the following:
Roofed patios, open on at least three sides may be permitted in a required rear yard, but shall not be located less than 10 feet from a rear property line. (Prior code § 9614.105)
