16.22.010 - General.

After the approval or conditional approval of the tentative map, the subdivider may cause the real property included within the map, or any part thereof, to be surveyed and a final map thereof prepared in accordance with the approved or conditionally approved tentative map.

16.22.020 - Filing map.

A final map conforming to the approved or conditionally approved tentative map, if any, shall be filed with the city engineer prior to the expiration of the tentative map, after all required certificates on such map have been signed and, where necessary, acknowledged.

16.22.030 - Accompanying data.

A. The final map shall be accompanied by a report prepared by a duly authorized title company naming the persons whose consent is necessary to the preparation and recordation of the map and to the dedication of streets, alleys and other public places shown on said map, and certifying that as of the date of the preparation of the report, the persons therein named are all the persons necessary to give clear title to the subdivision.

B. Prior to submittal of the final map to the council for approval, the city engineer shall require formal notification from the health officer and all affected public utility companies that all water supply, sewage disposal and public utility requirements have been satisfied. The subdivider shall coordinate his work with the affected agencies to ascertain that said formal notifications can be issued.

C. The final map shall be accompanied by boundary traverses in accordance with the requirements noted in Section 16.10.190.

16.22.040 - Time for filing.

In order that the final map may be adequately checked and scheduled for final approval by the council prior to the expiration date of the tentative map, it shall be filed with the city engineer not less than six weeks prior to said expiration date. All conditions imposed by this chapter and the tentative map approval which in any way may inhibit the checking of said map shall be met prior to its submittal. All conditions imposed by this chapter and the tentative map approval shall be met within two weeks of the tentative map expiration date.

16.22.050 - Filing map with both city and county.

If the subdivision lies entirely within city territory, the map shall be filed with the city engineer; and if partially within the city and unincorporated territory, the map shall be filed with both the city engineer and the county surveyor, and each shall act thereon.

16.22.060 - Council action.

A. Council Action on Final Map. The council, shall within a period of ten days after the final map is filed with its clerk by the city engineer, or at its next regular meeting after the meeting at which it receives the map, whichever is later, approve the map if it conforms to all the requirements of this chapter, or, if it does not so conform, disapprove the map.

B. Failure of Council to Act. If the council does not approve or disapprove the map within the prescribed time, or any authorized extension thereof, and the map conforms to all said requirements and rulings, it shall be deemed approved, and the clerk of the council shall certify its approval thereon.

16.22.070 - Subdivider agreement for improvements.

If, at the time of approval of the final map by the council, any public improvement required by the city has not been completed and accepted, the council as a condition precedent to the approval of the final map, shall require the subdivider to enter into an agreement with the city to thereafter complete such improvements at the subdivider's expense pursuant to Section 16.52.010.
