16.44.010 - Criteria.

Improvement requirements on subdivisions will generally be specified as conditions of approval of the tentative map. The criteria for the design of the improvements shall be those that are adopted from time to time by the city council.

16.44.020 - Additional requirements.

In addition to the design criteria referred to in Section 16.44.010, unless otherwise modified by the city council, the following shall apply:

A. Dead end streets shall conform to the following lengths in the below listed land use classifications. Any street which passes through two, or more, classifications shall adhere to the length listed for the most intensive use through which the street passes.

B. Streets and highways shall intersect one another at angles as near to a right angle as is practical in each specific case, and no intersections shall be at angles of less than thirty degrees.

C. Streets intersecting at an angle other than ninety degrees may require the use of setback lines, special rounding of corners, traffic circle of other device to assure desirable results as to traffic movement, visibility and safety.

D. If the centerlines of two streets, intercepting the same street from opposite directions are offset from each other, said offset shall be a minimum distance of two hundred feet measured along the centerline of the street intercepted.

16.44.030 - Planned unit developments.

Where, in accordance with the provisions of the zoning ordinance, the land is zoned so as to authorize a planned unit development on the land or a portion of the land proposed to be subdivided or for which such rezoning proceedings are in process, the plan of the subdivision shall be appropriate for the planned unit development. Exceptions to the subdivision regulations which are necessary to make the planned unit development practical may be authorized by the council and shall be noted as conditions on the planned unit development permit.

16.44.040 - Requirements tied to parcel maps.

Improvement requirements for the subdivisions, for which parcel maps are required, shall be specified as a condition of the tentative map approval.
