Chapter 18.03 — ESTABLISHMENT OF ZONES AND ZONING MAP

§ 18.03.02. Zones Established.

For the purposes of this Ordinance, as stated in Section 18.01.04 (PURPOSE AND INTENT) the City of Norco is hereby divided into the following zones:

OPEN SPACE, HILLSIDE AND LIMITED DEVELOPMENT ZONES:

OS OPEN SPACE

HS HILLSIDE DEVELOPMENT LD LIMITED DEVELOPMENT

AGRICULTURAL ZONES:

A-E AGRICULTURAL ESTATE A-1 AGRICULTURAL LOW DENSITY

A-2 AGRICULTURAL

RESIDENTIAL ZONES:

R-1 SINGLE FAMILY RESIDENTIAL

R-3 LOW DENSITY MULTIPLE-FAMILY RESIDENTIAL COMMERCIAL ZONES:

C-G COMMERCIAL GENERAL C-4 COMMERCIAL

C-R COMMERCIAL-RECREATION

C-O COMMERCIAL-OFFICE INDUSTRIAL ZONES:

  • M-1 HEAVY COMMERCIAL/LIGHT MANUFACTURING

  • M-2 GENERAL MANUFACTURING

OVERLAY ZONES:

PD PLANNED DEVELOPMENT OVERLAY

P-E PEDESTRIAN-EQUESTRIAN TRAILS

§ 18.03.06. Official Zoning Map.

The area assigned to these Zones, their designations, and the boundaries of said zones as shown on the map on file in the Planning Department, made a part of this Ordinance, are hereby established; said map being designated as the Official Zoning Map and said map and its proper notations, references, and other information shown thereon shall be a much a part of this Ordinance as if the matters and information set forth by said map were fully described herein.

§ 18.03.08. Interpretation of Zone Boundaries.

Where uncertainty exists as to the boundaries of any zone shown on the Official Zoning Map, the following rules shall apply:

  • (1) Where zone boundaries are indicated as approximately following street lines, alley lines, or lot lines, such lines shall be construed to be such boundaries.

  • (2) In the case of unsubdivided property, or where the zone boundary divides a lot, the location of such boundary unless the same as indicated by dimensions, shall be determined by use of the scale appearing on said zoning map.

  • (3) If uncertainty exists after applying the rules in Subsections (1) and (2) hereinabove, the City Council shall interpret the intent of the Official Zoning Plan as to the location of the zone boundaries in question.

  • (4) Where any public street or alley is officially vacated or abandoned, the area comprising such vacated street or alley shall acquire the zone classification of the property to which it reverts.

  • (5) Any property which, for any reason, is not designated on the zoning map as being classified in any of these zones established hereby, shall be deemed to be classified in the "LD" Zone. such property may be reclassified into a different zone subject to the provisions and requirements of Chapter 18.47 (AMENDMENTS AND ZONE CHANGES).

§ 18.03.10. Zoning of Annexed Areas.

  • (1) When, in the opinion of the City Council, it is in the public interest to rezone properties which may be annexed to the city, such action shall be carried out in accord with Chapter 18.47 (AMENDMENTS AND ZONE CHANGES) of this Ordinance, and applicable sections of State Law. Such action shall be initiated by resolution of the City Council, as provided in this Ordinance.

  • (2) When annexed property is not prezoned, it shall be considered to be in the LD (LIMITED DEVELOPMENT) Zone at the time of annexation, until otherwise classified.
