Chapter 17.24 — CC COMMUNITY COMMERCIAL DISTRICT

§ 17.24.010. Purpose. ¶
The CC district is intended to provide for the resident serving needs of the community similar to the CN district, but on parcels of land more suitable for concentrated commercial activity. (Prior code § 9260; Ord. 86 § 3, 1993)
§ 17.24.020. Permitted uses. ¶
The following uses and structures are permitted in the CC district:
A. Medical, dental and physical therapy clinics and health clubs and dance studios;
B. Affordable housing development projects.

§ 17.24.030. Conditionally permitted uses. ¶
The following uses may be permitted subject to obtaining a conditional use permit:
A. All conditionally permitted uses set forth in Section 17.22.040 (CN District);
B. Restaurants exceeding interior occupancy of 125;
C. Bars;
D. Live entertainment;
E. Service stations, provided no convenience market is included;
F. Cultural and artistic uses, such as museums, galleries, performing arts studios;
G. Health care facilities;
H. Recreational facilities such as equestrian training and boarding facilities, tennis and swim clubs, and golf driving ranges;
I. Residential care facilities for the elderly;
J. Neighborhood-serving construction services with the following regulation (in addition to Section 17.40.080 ):
Neighborhood-serving construction services shall be located on a parcel that is at least five acres in net lot area;
- K. Public or private educational institutions.

§ 17.24.040. Lot development criteria. ¶
A. All new lots created in the CC district shall comply with the following criteria:
Minimum lot area: five acres.
Minimum lot width: 300 feet.
Minimum lot depth: 500 feet.
B. In addition to the regulations contained in this chapter, all uses in the CC district shall be subject to the applicable standards located in the following chapters:
Chapter 17.40 : Property Development and Design Standards;
Chapter 17.48 : Parking Requirements;
Chapter 17.52 : Sign Standards;
Chapter 17.62 : Development Permits;
Chapter 17.66 : Conditional Use Permits;
Chapter 17.72 : Variances and Modifications;
Chapter 17.68 : Temporary Use Permits;
Chapter 17.70 : Demolition Permits.
