Chapter 17.16 — MH MOBILEHOME DISTRICT

§ 17.16.010. Purpose.

The MH district is intended to accommodate the existing mobilehome parks within the city by establishing a specific zoning district enabling the operation of these sites and recognizing their contribution to the mix of housing types in the city. (Prior code § 9240; Ord. 86 § 3, 1993)

§ 17.16.020. Permitted uses.

The following uses and structures are permitted in the MH district:

  • A. Any mobilehome park and associated facilities in existence as of March 28, 1991;

  • B. The keeping of domestic animals. (Prior code § 9241; Ord. 86 § 3, 1993)

§ 17.16.030. Conditionally permitted uses.

The following uses may be permitted subject to obtaining a conditional use permit:

  • A. Uses and structures associated with the operation of a mobilehome park, including, but not limited to, recreation facilities, meeting rooms, management offices, storage and maintenance buildings and other similar ancillary uses and structures, including modifications to any such existing uses or structures;

  • B. Any modifications to the number, layout or density of mobilehome spaces within an existing mobilehome park;

  • C. Any modification to public or common areas such as roads, parking areas, landscaping, drainage facilities, except for the purposes of repair and maintenance;

  • D. Recreational vehicle parks;

  • E. Emergency communication and service facilities. (Prior code § 9242; Ord. 86 § 3, 1996; Ord. 193 § 7(2)(5), 1999)

§ 17.16.040. Development standards.

  • A. Any proposed modifications to an existing mobilehome shall comply with all applicable development and building code provisions required by this code and by state law.

  • B. Additional requirements may be imposed as a condition of approval of a conditional use permit. (Prior code § 9243; Ord. 86 § 3, 1993)
