Sec. 70-341. - Advisory agency.

The city engineer is hereby designated as the advisory agency for the implementation of this article.

Sec. 70-342. - Required findings.

The requirement for a parcel map imposed by the State Subdivision Map Act (Government Code 566410 et seq.) may be waived when the city engineer makes the following findings:

(a) The subdivider files a written request with the city engineer and a statement indicating the existence of monuments and the extent of public improvements.

(b) The submitted material conforms to the requirements of the city engineer as to form and content.

(c) The subdivider files a tentative map in accordance with chapter 70, article V of the Hemet Municipal Code, showing each of the parcels to be created.

(d) The city engineer finds that the proposed division of land complies with the requirements of this chapter, chapter 90, the adopted Hemet General Plan, any applicable adopted specific or community plan, the California Environmental Quality Act, and the City of Hemet Standards and Specifications for Public Works Construction.

(e) All conditions of approval shall be met within 24 months from the date of approval or the approval will be considered null and void. Evidence shall be submitted to the city engineer, prior to the expiration of approval, that all conditions of approval have been met.

Sec. 70-343. - Decision of the city engineer.

Prior to consideration of the tentative map by the planning commission the city engineer shall decide on the waiver of parcel map.
