Chapter 17.30 — VESTING MAPS

17.30.010 - Filing.

Any person desiring to obtain a vesting map in the County, shall first submit to the Public Works and Development Services Department, an application for tentative map as provided by Chapter 17.28 together with an application for Site Plan Review as provided by Section 874 of the Fresno County Zoning ordinance.

Vesting tentative maps shall contain thereon the word "Vesting" after the tentative tract number.

17.30.030 - Termination or extension of vesting.

A.

The rights conferred by a vesting tentative map shall last for an initial time period of two years beyond the recording of the final map. Where several final maps are recorded on various phases of a project covered by a single vesting tentative map, the two-year time period shall begin for each phase when the final map for that phase is recorded.

The initial time period shall be automatically extended by any time used for processing a complete application for a grading permit or for design or architectural review, if the time used to process the application exceeds thirty days from the date that a complete application is filed. Any time prior to the expiration of the initial time period provided by this section, the subdivider may apply for a one-year extension. If the extension is denied by the Planning Commission, the subdivider may appeal that denial to the Board of Supervisors within fifteen days.

B.

If the subdivider submits a complete application for a building permit during the periods of time specified in subdivision A, the rights shall continue until the expiration of that permit, or any extension of that permit.
