17.08.010 - Word construction.

All words in the present tense include the future tense. All words in the singular number include the plural number, and all words in the plural number include the singular number, unless the natural construction of the wording indicates otherwise.

The word "shall" is mandatory and not directory.

17.08.020 - Alley.

"Alley" means a public way permanently reserved primarily for vehicular service access to the rear or side of properties otherwise abutting on a street.

17.08.030 - Cul-de-sac.

"Cul-de-sac" means a street having only one outlet for vehicular traffic.

17.08.040 - Division of land.

"Division of land" means any land or portion thereof shown on the last preceding tax roll as a unit or as contiguous units which is divided for the purpose of transfer of title, whether immediate or future, into four lots or less.

17.08.050 - Final map.

"Final map" means a map prepared in accord with the provisions of Chapter 17.24, which map is designed to be placed on record in the office of the county recorder.

17.08.060 - Lot.

"Lot" means a parcel of land under one ownership used or susceptible of being used in accord with the regulations of this ordinance and in accord with the regulations of Title 18.

17.08.070 - Lot, corridor.

"Corridor lot" means a site with access to a street by means of a corridor having not less than thirty feet of frontage and a width less than the required site width but not less than thirty feet.

17.08.080 - Lot, key.

"Key lot" means the first interior lot to the rear of a reversed corner lot.

17.08.090 - Lot, reversed corner.

"Reversed corner lot" means a corner lot the side line of which is substantially a continuation of the front property line of the first lot to its rear.

17.08.100 - Pedestrianway.

"Pedestrianway" means a way designed for use by pedestrians and cyclists which is not intended for use by automotive vehicles and which is not located within a street right-of-way.

17.08.110 - Planting strip.

"Planting strip" means a strip adjoining the curb within a street right-of-way which is designed to separate the sidewalk from the roadway or to prevent access to abutting properties from the roadway and which is intended to be planted with trees or otherwise landscaped.

17.08.120 - Preliminary map.

"Preliminary map" means a map prepared in accord with the provisions of Chapter 17.16, showing the design of a proposed subdivision and the existing conditions in and around it, for the purpose of review by the town engineer and a member of the planning commission or its authorized representative with respect to the conformity of the map with the provisions of this title and other applicable ordinances and possible improvements in the design of the subdivision plan.

17.08.130 - Reversion to acreage map.

"Reversion to acreage map" means a map prepared in accord with the provisions of Chapter 17.36 for the purpose of reverting subdivided land to acreage.

17.08.140 - Sidewalk.

"Sidewalk" means a way designed for use by pedestrians which is located within a street right-of-way.

17.08.150 - Street, collector.

"Collector street" means a street which, because of its design and location with respect to other streets and other sources of traffic, is used to carry traffic from minor streets to secondary streets and major streets.

17.08.160 - Street, major.

"Major street" means a street designated as a major street on the town of Corte Madera general plan which, because of its design and location with respect to other streets and other sources of traffic, is used to carry relatively heavy volumes of traffic through the town and between districts of the town or as an approach to a freeway.

17.08.170 - Street, minor.

"Minor street" means a street which, because of its design and location with respect to other streets, is used primarily for access to the abutting properties.

17.08.180 - Street, secondary.

"Secondary street" means a street designated as a secondary street on the town of Corte Madera general plan which, because of its location with respect to other streets and other sources of traffic, is used to carry moderately heavy volumes of traffic between districts of the town, between major streets or between a major street and a freeway.

17.08.190 - Subdivider.

"Subdivider" means a person, firm, corporation, partnership or association which causes land to be divided into a subdivision for himself or for others.

17.08.200 - Subdivision.

"Subdivision" means any land or portions thereof shown on the last preceding tax roll as a unit or contiguous units which is divided for the purpose of transfer of title, whether immediate or future, into two or more lots.

17.08.210 - Tentative map.

"Tentative map" means a map prepared in accord with the provisions of Chapter 17.20, showing the design of a proposed subdivision, the proposed improvements and the existing conditions in and around it, for the purpose of review by the planning commission with respect to the conformity of the map with this title and other applicable ordinances and with precise plans and official plan lines and with respect to the quality of the design of the subdivision.
