Chapter 14.270 — R-2 MEDIUM DENSITY RESIDENTIAL ZONING DISTRICT

§ 14.270.010. Purpose. ¶
The R-2 medium density residential district provides areas of low to medium density residential development at densities not less than 6.1 and not more than 16.0 units per gross acre. Singlefamily detached and duplex dwellings are allowed by right and condominiums are allowed subject to securing a use permit.

§ 14.270.020. Permitted uses. ¶
Land may be used in the R-2 district as provided within Chapter 14.250 BMC (Residential Use Table). (Formerly 14.110.020; Ord. 320 § 1, 1999; Ord. 409 § 3, 2017)
§ 14.270.030. Conditional uses. ¶
Land may be used, subject to securing a use permit, within the R-2 district as provided for within Chapter 14.250 BMC (Residential Use Table), and in accordance with provisions of Chapter 14.60 BMC (Conditional Use Permits).

§ 14.270.040. Setbacks, lot dimensions, lot coverage, and building height. ¶
Setback for lot boundaries fronting public roads, minimum lot sizes, maximum lot coverage and maximum height restrictions are required for all lots within the R-2 district as follows:

(1) For any structure other than a fence, measured from the front property line.
(2) Repealed by Ord. 428 .
(3) The minimum street side yard setback on the street side of a corner lot shall be 10 feet. No structures or buildings shall be constructed within the required street side yard setback. Privacy fences of up to six feet in height may be constructed in side yards which abut a street frontage and in compliance with BMC § 14.110.080 .
(4) An additional five-foot setback shall be required for each additional floor beyond the first when adjacent to the R-1 zoning district.
(5) Land subject to public easements which is not available to the property owner for typical yard uses (excluding permanent improvements or structures) shall not be considered as meeting the minimum lot area requirements.
(6) The minimum lot width for 5,445-square-foot lots within the R-2 district is 50 feet. Varied lot widths may be considered by the city in cases where property ownership or physical constraints require variation. However, all options for maintaining appropriate widths of lots must be considered and found infeasible prior to approval of a varied lot width.
(7) An additional 15 percent lot coverage (total lot coverage of 75 percent) may be allowed through the issuance of a conditional use permit.
(8) Accessory dwellings and structures within the R-2 district shall not exceed 20 feet in height. § 14.270.050. Setbacks – Accessory dwelling units. ¶
Accessory dwelling units may be constructed in accordance with the setbacks required for primary units and in accordance with BMC § 14.110.115 , Accessory dwelling units and junior accessory dwelling units.
