Chapter 17.12 — ESTABLISHMENT OF ZONES

§ 17.12.010. Zones Enumerated.

For purposes relating to the orderly development of the City of Bellflower, and in order to carry out the provisions of this title, the City is hereby divided into 17 zones known as the following:

SF Single Family Residential
R1 Low Density
AE Agricultural Estate Zone
R-2 Medium Density Residential
R-3 Multiple Residential
SCH Senior Citizen Housing
C-G General Commercial Zone
T-C Bellfower Town Overlay Zone
M-1 Light Industrial Zone
PD Planned Development Zone
O-S Open Space Zoning Zone
P Public Uses
MU Mixed Use
DFD Design for Development for the South Bellfower Commercial Area
CENTZ Court Enforced Neutral Tenancy Zone
DAZL Development Agreement Zone Layover
SP Specifc Plan
HOOZ Housing Opportunity Overlay Zone

§ 17.12.020. Master Zoning Map.

The districts listed above in Section 17.12.010 and the boundaries of said districts as shown upon the map attached hereto is by reference made a part of this title and is hereby designated as the Master Zoning Map [[1]] . All the notations, references, and other information shown on the Master Zoning Map shall be as much a part of this title as if the matters and information were fully described and set forth herein.

  • [1] The zoning map referred to throughout this title is not reprinted in this Code. Users should refer to the map and the amendments thereto on file at the office of the City Clerk.

§ 17.12.030. Boundaries of Districts.

Where uncertainty exists as to the boundaries of any district shown on said map, the following rules shall apply:

  • A. Where such boundaries are indicated as approximately following street and alley lines or lot lines, such lines shall be construed to be such boundaries.

  • B. In unsubdivided property or where a district boundary divides a lot, the location of such boundary, unless the same is indicated by dimension, shall be determined by use of the scale appearing on the map.

  • C. Where any public street or alley is officially vacated, or abandoned, the regulations applicable to abutting property shall apply to such vacated or abandoned street or alley.

  • D. Where any private right-of-way or easement of any railroad, railway, transportation or public utility company is vacated or abandoned, the regulations applicable to abutting property shall apply to such vacated or abandoned property.

  • E. In case any uncertainty exists, the Director may determine the location of boundaries, applying the rules herein wherever applicable.
