§ 9.57.010. Notice required.

When a mobilehome park owner offers to sell the park to any party, or enters into a listing agreement with a real estate broker for the sale of the park, the owner shall provide written notice by first class mail or personal delivery to each owner of a mobilehome within the park, not less than ten days but no more than thirty days prior to entering into any written listing agreement for the sale of the park, or making any offer to sell the park to any party. An offer to sell a park shall not be construed as an offer under this chapter unless it is initiated by a park owner or agent.

§ 9.57.020. Validity of title to real property not affected.

Nothing in this chapter affects the validity of title to real property transferred in violation of this chapter.

§ 9.57.030. Ability of real estate broker to collect commission not affected.

Nothing in this chapter affects the ability of a licensed real estate broker to collect a commission pursuant to an executed contract between the broker and the park owner.

§ 9.57.040. Chapter does not apply to certain transfers.

This chapter does not apply to transfers (a) to a relation as specified in Section 6401 or Section 6402 of the Probate Code; (b) by gift, devise, or operation of law; (c) by a corporation to an affiliate; (d) by a partnership to any of its partners; (e) by foreclosure of deed of trust or deed given in lieu of foreclosure; (f) between or among joint tenants or tenants in common; and (g) by a government entity through eminent domain.

§ 9.57.050. Severability.

If any part or provision of this chapter is held invalid, the remainder of the provisions shall not be affected thereby and shall continue in full force and effect. To this end, each word, clause, provision, and section is severable.
