17.20.010 Purpose and applicability. ¶
The Medium Density Residential (R-2) zoning district is intended to be applied to areas suitable for a combination of low density and medium density residential development consistent with the Medium Density Residential land use designation.
17.20.020 Permitted uses. ¶
Subject to issuance of a building permit, business license, and other required permits, none but the following uses, or uses which in the opinion of the city council are similar, will be allowed as a principally permitted use in the R-2 zoning district:
A. Duplex residential.
B. Single-family residential.
C. Supportive housing.
D. Transitional housing.
17.20.030 Accessory uses. ¶
When established or constructed concurrently with or subsequent to the principally permitted use, the following uses are permitted in the R-2 zoning district subject to issuance of a building permit, business license, or other required permit(s):
A. Accessory dwelling units and junior accessory dwelling units pursuant to Chapter 17.100 (Accessory Dwelling Units).
B. Cottage food operations and home occupations pursuant to Chapter 17.84 (Live/Work Units and Home-Based Businesses).
C. Family childcare homes.
D. Second dwelling units pursuant to Section 17.80.040 (Second dwelling units).
E. Short-term rentals pursuant to Chapter 17.88 (Short-Term Rentals).
F. Signs pursuant to Chapter 17.68 (Signs).
G. Usual and customary structures associated with a permitted use, including fences and walls pursuant to Section 17.80.120 (Fences, walls, hedges, and equivalent screening).
17.20.040 Conditional uses. ¶
The following uses are permitted in the R-2 zoning district upon approval and validation of a conditional use permit, in addition to any other permits or licenses required for the use:
A. Community gardens pursuant to Section 17.80.160 (Community gardens).
B. Parks, picnic areas, and playgrounds (no use permit when associated with development approved by city council).
C. Places of worship and spiritual assembly.
D. Public and private schools.
E. Public and quasi-public facilities.
F. Residential uses:
Group homes that provide licensable services to more than six (6) residents.
Manufactured home parks pursuant to Section 17.76.060 (Manufactured home parks).
Multifamily residential, four (4) dwelling units or fewer.
G. Other uses similar to those listed in this section.
17.20.050 Lot requirements. ¶
A. Minimum parcel size: Six thousand six hundred (6,600) square feet.
B. Minimum width.
Interior and corner lots: Fifty-five (55) feet.
Cul-de-sac lot: Fifty-five (55) feet at front yard setback.
C. Minimum depth: One hundred twenty (120) feet.
17.20.060 Development standards. ¶
A. Dwelling units per acre: One (1) to twelve (12) units.
B. Maximum building height.
All uses, except as specified herein: Thirty (30) feet and two (2) stories.
Accessory structures: Fifteen (15) feet.
Building and structures taller than established height limits may be permitted pursuant to Section 17.80.170 (Height limits).
C. Maximum lot coverage: Fifty (50) percent.
D. Minimum front yard setback: Twenty (20) feet.
E. Minimum rear yard setback.
All uses, except as specified herein: Twenty (20) feet.
Accessory structures: Five (5) feet.
Accessory structures on lots with alley access: One (1) foot.
F. Minimum side yard setback.
Interior side yard.
a. All uses, except as specified herein: Five (5) feet.
b. Nonresidential uses: Ten (10) feet.
Exterior side yard.
a. All uses, except as specified herein: Ten (10) feet.
b. Accessory structures: Twenty (20) feet.
G. Minimum distance between buildings: As required by California Building Code. H. Minimum parking: As specified in Chapter 17.64 (Off-Street Parking).
