15.28.010 California Residential Code—Adopted.

The 2025 Edition of the California Residential Code, known as the California Code of Regulations, Title 24, Part 2.5, incorporating the International Residential Code, 2024 Edition, is hereby adopted including all appendices, and with amendments set forth in Section 15.28.020. 15.28.020 California Residential Code—Amendments.

Section R309.2, One- and Two-Family Dwellings Automatic Sprinkler Systems, is amended to read as follows:

An automatic sprinkler system shall be installed in one- and two-family dwellings, and qualified additions and remodels as prescribed in Section 903.2 of the 2025 California Fire Code.

Exceptions

  1. An automatic sprinkler system shall not be required for Accessory Dwelling Unit, provided that all of the following are met:

a. The unit meets the definition of an Accessory Dwelling Unit as defined in the Government Code Section 64852.2.

  • b. The existing primary residence does not have automatic fire sprinklers.

  • c. The accessory dwelling unit does not exceed 1,200 square feet in size.

  • d. The unit is on the same lot as the primary residence.
