16.01.020 - Authority and Purpose

This title is enacted pursuant to the provisions of Division 2, Title 7, of the California Government Code, commencing with Section 66410, known as "the Subdivision Map Act". This title is adopted to regulate subdivisions of land as defined herein and to require the provision of certain prescribed improvements which are needed as a consequence of such subdivisions of land, and in order that the following purposes shall be achieved:
A.
To ensure orderly community development by providing for the regulation and control of the design and improvement of subdivisions, with proper consideration for conformance to surrounding land uses, the City of Sonora General Plan, the California Environmental Quality Act, and the City of Sonora Zoning Ordinance and other applicable city ordinances;
B.
To ensure that the areas within subdivisions that are dedicated for public purposes will be properly improved by subdividers so that they will not become an undue burden on the community; and
C.
To protect the public and individual transferees from fraud and exploitation.
D.
To preserve and protect the natural assets of the city's setting, including topographic and geologic features, open space lands, recreational opportunities, and fish and wildlife habitats, through skilled and creative subdivision design.
