Chapter 17.34 — F-W FLOODWAY DISTRICT

§ 17.34.010. Purpose.

The floodway or F-W district is designed to be applied to lands which lie within sloughs and to adjacent areas which are periodically inundated, or which will be inundated by a design flood. The "design flood" shall be specifically defined for each particular development. The purpose of the district is to provide open space to protect natural water courses, drainage ways, and floodways which are necessary to safeguard the health, safety, and welfare of the people who will live in the new neighborhoods to the northwest of the city. § 17.34.020. Uses permitted.

Uses permitted are as follows:

  • A. Flood control channels, water pumping stations and reservoirs, irrigation canals and ditches and canal and ditch rights-of-way and settling ponds;

  • B. Parks, playgrounds, bikeways, recreation corridors and other predominantly open public recreation areas;

  • C. Agricultural operations including grazing;

  • D. Employee Housing—Agricultural, that complies with California Health and Safety Code Sections 17008, 17021.6 and the other applicable provisions of the Employee Housing Act of California Health and Safety Code Section17000 et seq.; where employee/farmworker housing (no more than 36 beds in a group quarters, or 12 units designed for use by a single family or household) must be treated as agricultural use.

§ 17.34.030. Development standards.

  • A. The extent of the inundation and the highest water level at the design flood is to be determined by the developer in agreement with the city's engineer at the time of an application for a permit.

  • B. Parking: as provided in Section 17.48.010.

  • C. Architectural approval is required for all structures to be built above the agreed upon floodplain level.

§ 17.34.040. Area and yard standards.

  • A. Minimum lot areas: two and one-half acres.

  • B. Minimum front yard: 50 feet.

  • C. Minimum side yards: total both sides are 100 feet.

  • D. Minimum rear yard: 50 feet.

  • E. Maximum Height. No structure shall exceed 30 feet, except that no structure shall exceed the height limitations of Section 17.44.070 if located within an airport obstruction area.
