Chapter 18.37 — IPD INDUSTRIAL PLANNED DEVELOPMENT ZONE

§ 18.37.010. Establishment.

There is hereby established a zone which shall hereinafter be known as the "IPD industrial planned development zone," and which shall function and serve as set out in this chapter. (Ord. 799 § 3, 1991)

§ 18.37.020. Intent and purpose.

The intent and purpose of the IPD zone is to establish certain areas within the city that would promote desirable industrial and certain sales related uses conducive to the physical characteristics of the land and surrounding development by integrating environmental land planning and development flexibility and encourage creative and innovative architectural design. The purpose of this zone is to encourage high quality industrial development in areas where existing unimproved land, underutilized and/or deteriorating industrial activity should be revitalized. In addition, the zone is intended to provide for industrial and certain sales related land use distributions that cannot be adequately provided for in the CM, I-L or I-G zoned districts. § 18.37.030. Applicability—Criteria.

  • A. In order to qualify for application of the IPD zone, land must first be designated for industrial development in the land use element of the general plan, be of commensurate in size, shape and configuration for industrial development and demonstrate a clear need for revitalization.

  • B. Uses of land which are not specifically permitted in the IPD zone as indicated in this title are hereby expressly prohibited.

§ 18.37.040. Permitted uses.

Regulations governing permitted uses of land in the IPD zone are specifically set forth in Chapter 18.40 of this title.

§ 18.37.050. Property development conditions.

Because of the unique character and nature of the IPD zone, the use and development of property herein shall be determined by and subject to a conditional use permit as set forth in Chapter 18.56 of this title.

§ 18.37.060. Off-street parking.

Regulations governing off-street parking requirements for uses and development of property in the IPD zone are specifically set forth in Chapter 18.44 of this title. (Ord. 799 § 3, 1991)

§ 18.37.070. Signs and advertising.

Regulations governing permitted signs and advertising for uses and development of property in the IPD zone are specifically set forth in Chapter 18.46 of this title. (Ord. 799 § 3, 1991)

§ 18.37.080. Landscape requirements.

Development shall comply with the regulations of the water efficient landscaping provisions set forth in Chapter 18.45 and Section 18.44.050B(22) of this code.
