10.12.010 Purpose¶
It is the purpose of this chapter to allow the placement of mobilehomes/manufactured homes on individual lots within the city to provide a variety of housing types and housing costs to the public.
10.12.020 Permit Required¶
A construction permit shall be required for the installation of any mobilehome/manufactured home on any lot within the City as provided in Part 10, Chapter 10.04 (Building and Construction).

10.12.030 Criteria for Installation¶
Mobilehome/manufactured homes installed on an individual lot shall comply with the following:
- Conformance to permitted uses, minimum lot size and other standards of the zoning district on which the mobilehome/manufactured home is to be installed; and
- The mobilehome/manufactured home was constructed after September 15, 1971 and was issued an insignia of approval by the California, Department of Housing and Community Development or was constructed after July 1, 1976, and was issued an insignia of approval by the U.S. Department of Housing and Urban Development; and
- Be occupied only as a residence; and
- Minimum width of twenty (20) feet; and
- Snow load of fifty (50) pounds per square foot; and
- Eaves extending beyond the vertical wall a minimum of twelve (12) inches; and
- Roofing material consisting of shingles or other materials approved of the Planning Director; and
- Exterior walls of natural material and customarily used on conventional dwellings. The exterior siding shall extend to the ground except that when a concrete or masonry perimeter foundation is used, the exterior covering material need not extend below the top of the foundation; and
- A permanent, solid concreate or masonry foundation shall be required; and
- Utility panels shall be located on the rear of the structure and out-of-view form any public street; and
- Porches, accessory structures, decks and other concomitant facilities when in opinion of the Planning Director such is necessary to be compatible with surrounding buildings and uses.
