Chapter 11.02 — BASIC PROVISIONS

§ 11.02.010. List of zones and zoning map. ¶
In order to classify regularly and restrict the location of trades and industries and the location of buildings for special uses and the use and area of premises for the general welfare of the city as regulations for the execution of the general plan pursuant to Chapters 3 and 4 of Title 7 of the Government Code, the Planning Law, or any statute superseding those chapters, the city is divided into classes of zones as follows:

| Zone FCD | Foothill Community District |
| Zone PS | Public/Semi-Public |

| Zone MU | Mixed Use |
The boundaries of these zones shall be shown on the zoning map of the city of La Cañada Flintridge and are hereby made part of this section. This map may be amended from time to time in accordance with Chapter 11.42 of this title.

§ 11.02.020. Areas subject to inundation. ¶
A. Findings by City Council. It is declared that after due investigation, the city council has found that in certain sections of the city the contour, elevation and other physical facts are such that these sections are subject to inundation. It is further found that this condition renders these sections unfit for human habitation.
B. Prohibition. No building or portion thereof which is designed for living purposes, as a hotel, lodging house, school or institution or home for the treatment of convalescent persons, children, aged persons, the wounded or mentally infirm, or for any combination thereof, may be built, and no existing building may be altered so as to be used either in whole or in part for any one or more of such uses where the land to be covered by such building, or portion thereof, is designated by this section as unfit for human habitation.
C. Application of Provisions. Except as otherwise provided, all of the provisions of this section, apply to areas designated by this chapter as unfit for human habitation.

§ 11.02.030. Zoning of unclassified areas. ¶
All property in the city not otherwise classified, and all property not otherwise zoned upon annexation, is classified in the public/semi-public (PS) zone. (Ord. 282 § 2, 1997)
§ 11.02.040. Zone exception modifying standards deemed variance. ¶
Where a zone exception granted by action of the Regional Planning Commission or Board of Supervisors of Los Angeles County prior to November 5, 1971 may be granted as a variance under the present provisions of this code, it shall be deemed a variance. (LACC Ord. 1494 § 808, 1974; Ord. 11 § 2, 1977)
§ 11.02.050. Status of zone exceptions other than standard. ¶
In all cases other than as provided in Section 11.02.040 where a zone exception was granted by action of the Regional Planning Commission or Board of Supervisors of Los Angeles County prior to November 5, 1971, such use shall be considered a nonconforming use under the provisions of this code provided:
A. That such uses shall remain in compliance with and subject to all limitations and conditions imposed by such grant; and
B. That all provisions governing nonconforming uses not in conflict with the limitations and conditions of such grant, shall apply.
